GARDEN CITY PLANNING COMMISSION PUBLIC HEARING NOTICE & AGENDA The Garden City Planning Commission will hold a regular scheduled meeting on Wednesday, August 5, 2026, at 5:00 p.m. at the Garden City Lakeview Building, located at 69 N. Paradise Parkway, Building C. ________________________________________ AGENDA 1. Roll Call 2. Approval of Minutes a. Public Hearing Minutes b. Regular Meeting Minutes 3. Discussion/Approval - Preliminary PUD Phase Approval - Osprey Heights Phase 1 Previously had final approval. This plat is to widen the entrance and add 4 lots at the beginning of Osprey Heights Blvd. Location: Parcel #41-28-000-0126, 41-29-000-0037, 41-29-000-0025, and 41-29-000-0053 Applicant: Norm Mecham 4. Discussion/Approval - Preliminary Subdivision - Chatos Land Bear Lake The applicant is proposing to subdivide a 7.8-acre parcel into 5 lots. Location: Parcel #41-29-000-0028 Applicant: Jason Thornock 5. Discussion/Approval - Preliminary Subdivision Phase 2 - Sweetwater Resort The applicant is proposing a subdivision with 64 single-family lots on approximately 20 acres. Phase 2 of the Sweetwater Townhomes subdivision. Location: Parcel #36-04-000-0055 Applicant: Genneva Blanchard, Bear Lake Towns, LLC 6. Discussion/Approval - Architectural Standards, Parking and Landscaping - The Kitchen Indoor Pickleball Court The applicant is proposing to build an indoor pickleball facility that will be 77' long x 138' wide x 27'-5 3/4' tall. Building will have 4 indoor courts, open meeting and hang-out areas. 24-hour access with key card. Location: 42 N 395 W, Parcel #41-20-020-0001 Applicant: Tressa Roberts 7. Discussion/Approval - Architectural Standards, Parking and Landscaping - Bland Rentals The applicant is proposing a small off-site rental business for jet skis, boats and side by sides. This will be a non-profit to give active-duty military, veterans, and first responders the lowest rates and donate equipment to children and veteran charity. Location: 122 S Bear Lake Blvd Applicant: James Sitz 8. Miscellaneous 9. Adjournment The public is invited to attend the meeting, listen by phone, or give written comments.
