HAZARD MOTORSPORTS BUILDING DESIGN REVIEW (Administrative) Aubree Hazard proposed to build two commercial buildings on one parcel in an Industrial zone. Review building design, parking, landscaping and site plan of Hazard Motorsports located at 320 W 3700 N (soon to be 920 W Center St) on 0.57 acres. Parcel ID: 04-206-0002. See HPC Code section 12.180 Planned Industrial Zone. See also DRC Minutes from April 1, 2021. CONSIDER AMENDMENTS TO 12.160.020 LANDSCAPING - SCOPE OF REQUIREMENTS (Legislative) Review draft of landscaping amendments to differentiate between various lot configurations, and possibly zones. CONSIDER AMENDMENTS TO 12.30.190 FOR DETACHED ACCESSORY DWELLING UNITS (Legislative) Amend ADU ordinance to allow a detached/external accessory dwelling unit OR an internal Accessory Apartments. CONSIDER NEW MIXED-USE OVERLAY ZONE (Legislative) Continue crafting a mixed-use overlay zone applicable to Commercial and Planned Professional zones, allowing duplex, triplex, fourplex and townhome-style housing options in addition to sales tax-producing businesses. DISCUSS POSSIBLE CHANGES TO 12.170 PLANNED COMMERCIAL ZONE AND 12.220 PLANNED PROFESSIONAL ZONE (Legislative) Review permitted uses and conditional uses. Determine how/what to allow and prohibit. The commercial zone should generate revenue via sales tax. Prohibit warehouses except in an Industrial zone.
