NOTICE is hereby given that the Kanab Planning Commission will hold its regular Commission Meeting on the 1st day of September 2026, in the City Council Chambers at the Kanab City Office located at 26 North 100 East in Kanab. The Planning Commission meeting will convene at 6:30 PM and the agenda will be as follows:
Agenda Items:
1. Call to Order and Roll Call
2. Approval of meeting minutes from August 4, 2026
3. Public Comment Period - Members of the public are invited to address the Planning Commission. Participants are asked to keep their comments to 3 minutes and follow rules of civility outlined in Kanab Ordinance 3-601
Legislative Decision:
1. PUBLIC HEARING - Discuss and recommend to City Council a zone change application on Parcel K-7-8-Annex from C-3 [Commercial] to R-1-10 [Single Family, 10,000 sq.ft. minimum] Parcel is located approximately at 664 E Chinle Dr.
2. PUBLIC HEARING - Discuss and recommend to City Council a zone change application on Parcel K-228-3 from R-8 [Single Family, 8,000 sq.ft. minimum] to RM [Rural Muli-family]. Parcel is located approximately at 364 E 100 S.
Administrative Decision Items:
3. Discuss, approve or deny a Site Plan for new construction on a retail store, Dollar General, approximate location is 484 S 100 E.
4. Discuss and recommend to City Council a Full Boundary Adjustment for parcels K-20-5 and K-20-4 to join the lots together located approximately at 190 W Center St.
5. Discuss approve or deny a site plan for demo and new construction of the Mountain America Credit Union.
6. Discuss and recommend to City Council a Plat Amendment to parcel K-376-2 of the Reese's Minor Subdivision. The amendment is to split Lot 2 into two separate lots, located approximately at 1045 S Hwy 89A.
7. Discuss and recommend to City Council a Preliminary Plat for Phase 2 of the Catori Canyon Planned Development Overlay, located approximately at 250 South 600 West.
8. Discuss, approve or deny a modification to a site plan review for the Kane County Visitor Center. The modification is to review the proposed sign that will be added to the site.
