- JOIN OUR ONLINE OPEN HOUSE Open Houses are currently held electronically without an anchor location. ABOUT OPEN HOUSES This Open House meeting will not have an anchor location. The Planning Division will be hosting an online version of the open house as an opportunity to review each project and provide comments and questions. During and following this comment period, the Planning Division will evaluate the proposal against the applicable zoning standards, taking into consideration public comments as they relate to the standards, and develop a recommendation for the Planning Commission. ACTIVE PROJECTS This is a list of active projects open for public comment. Twin Home at 235 S 600 E - Planned Development & Historic Major Alteration - Aaron Ravonsheed, is requesting Planned Development and Major Alteration approvals for the property at 235 S 600 E. The proposal is to construct a twin home to the rear of the existing dwelling. This requires Planned Development approval from the Planning Commission for the rear unit, which does not have street frontage and Major Alteration approval from the Historic Landmark Commission for the twin home. This request includes modifications to the required yards. According to Ordinance 21A.32.080.D: Building heights in excess of thirty-five feet (35 ) but not more than seventy-five feet (75 ) may be approved through the design review process, provided that for each foot of height over thirty-five feet (35 ), each required yard shall be increased one foot (1 ). The northern part of the property is zoned 'I' (Institutional) District; this is where the development is proposed. The southern part of the property, along Sunnyside Avenue, is zoned OS (Open Space) and will remain as is. The property is in the M-1 Light Manufacturing District, which requires a Conditional Use process for a rock, sand and gravel storage and distribution business. The Conditional Use process looks at compatibility, location, configuration, and potential impacts of the request. This proposed code amendment does the following: Modernize/reflect the City's existing zoning enforcement process and incorporate that same process into Title 18. Have the building code enforcement appeal process mirror the existing zoning code enforcement appeal process. Update the technical requirements of Title 18 to match current building codes and eliminate portions of Title 18 that are repetitive of building codes. Resolve inconsistencies with Title 21A. Create fines for Title 18 violations (general: $100/day; violation of a stop work order: $250/day; housing code violations $50-$200/day depending on violation). Increase fees associated with boarded buildings and add an enhanced fee for boarded contributing structures to realign the actual costs of operating and administering a boarded building program into the associated boarding permit fees.
