- TOQUERVILLE CITY PLANNING COMMISSION MEETING AGENDA May 14, 2025, at 6:00 p.m. 212 N. Call to Order - Pro Temp Haymore 2. Pledge of Allegiance - Commissioner Chamberlain 3. Statement of Belief/Opening Prayer - Commissioner Christensen 4. Disclosures and Declaration of conflicts from Commission Members. B. APPROVAL OF AGENDA: 1. Approval of agenda order C. CONSENT AGENDA: 1. Review and possible approval of meeting minutes from April 9, 2025, Planning Commission Meeting. D. REPORTS: 1. Planning Commissioners 2. Planning & Zoning Administrator, Emily Teaters 3. Assistant City Manager, Darrin LeFevre E. BUSINESS ITEM(S): 1. Discussion and possible recommendation on a Nightly Rental Application submitted by Kathy and Ray Bence. Tax ID: T-168-G, current zoning is Multiple Use (MU-20). A. Public Hearing: Public input is sought on a Nightly Rental Application submitted by Kathy and Ray Bence. Tax ID: T-168-G, current zoning is Multiple Use (MU-20). 2. Discussion and possible recommendation on a General Plan Amendment Application submitted by Jason Harris of Fieldstone Homes. The application proposes modifying the Future Land Use map to update the designation for Tax ID: T-3-0-22-3212-BR2 from Commercial to Residential. This may allow the area to support various residential uses, including the R-1-12, R-1-15, R-1-20, RM-1 and RM-2 zoning districts. A. Public Hearing: Public input is sought on a General Plan Amendment Application submitted by Jason Harris of Fieldstone Homes. The application proposes modifying the Future Land Use map to update the designation for Tax ID: T-3-0-22-3212-BR2 from Commercial to Residential. This may allow the area to support various residential uses, including the R-1-12, R-1-15, R-1-20, RM-1 and RM-2 zoning districts. 3. Discussion and possible approval of a Sign Permit for YESCO submitted on behalf of SAPP Bros Travel Center. 4. Discussion and possible approval of lot sizes and setbacks on a MPDO Modification Application and Site Plan for Residential Planning Area 6 within the Firelight MPDO. F. ADJOURN: In compliance with the Americans with Disabilities Act, individuals needing special accommodations (including auxiliary communicative aids and services) during this meeting should notify the City Office 435.635.1094, at least 48 hours in advance.
