To attend, click on the project link for each item below. Your input is valuable! ----- Public Comments and Questions We want to hear from you! Public comments and questions will be received within the public comment window. To submit a comment or question please contact the assigned planner via email or leave a voicemail, your questions will be answered within a week after the comment window has ended. During and following this comment period, the Planning Division will evaluate the proposal against the applicable zoning standards, taking into consideration public comments as they relate to the standards, and develop a recommendation for the Planning Commission. ----- New Projects Open for Public Comment The list of new projects open for public comment is updated bi-weekly. ----- 1300 South/Sherman Ave Alley Vacation Philip Wilkes, property owner, has submitted a petition for an alley vacation. The alley runs from the east to the west in between 1400 E and 1500 E, splitting 1300 S and Sherman Ave. The alley is approximately 12ft in width and 585ft in length. If approved, the alley would be divided and given to the abutting property owners. The purpose of the amendment is to address the factors considered in the review of petitions to close or vacate public right of ways. A bar establishment is permitted as conditional use in the CB - Community Business district, provided it does not exceed a maximum floor area of 2,500 square feet. The building's exterior, parking, and other aspects of the existing site are not being modified through this request. This amendment would make the TLUR adopted by City Council permanent. By doing so, the city's zoning regulations will be updated to support additional changes to public school properties, including building height restrictions, buffering requirements, and allowed uses. Mayor Mendenhall initiated a street vacation to vacate a 210-foot-wide portion of a street at approximately 240 W 200 N, which is currently incorporated into West High School's campus. This application would vacate public ownership and interest of a portion of the street. The proposed development consists of 20 townhome units on a currently unoccupied restaurant site. The applicant is requesting the following: Via Planned Development: Building 2 side setback reduction from 45' to 10' Building 3 side setback reduction from 32' to 10' Building 3 rear setback reduction from 32' to 17' Via Design Review: Planning Commission approval of a TSA development with a score of 124 points or less Exemption from the Ground Floor Use Requirement Reduction in required ground floor glazing from 45% to 21% Exemption from the entrance requirement every 40' for Building 1 along 400 S Additional modifications may be considered as part of the review process. A public hearing will be held with the Planning Commission on this item at a future date. An additional notice for the public hearings will be provided.
