JOIN OUR ONLINE OPEN HOUSE Open Houses are currently held electronically without an anchor location. ABOUT OPEN HOUSES This Open House meeting will not have an anchor location. The Planning Division will be hosting an online version of the open house as an opportunity to review each project and provide comments and questions. To attend, click on the project link for each item below. Your input is valuable! PUBLIC COMMENTS AND QUESTIONS We want to hear from you! Public comments and questions will be received within the public comment window. To submit a comment or question please contact the staff planner via email or leave a voicemail, your questions will be answered within a week after the comment window has ended. During and following this comment period, the Planning Division will evaluate the proposal against the applicable zoning standards, taking into consideration public comments as they relate to the standards, and develop a recommendation for the Planning Commission. Zoning Text Amendment to allow 'Single Family Attached' in select Commercial Zones - Natalia Linchenko of TAG SLC is proposing a zoning text amendment that would allow 'Single Family Attached' as a Permitted Use in the following Commercial Zones: Community Business (CB), Community Shopping (CS), Commercial Corridor (CC), General Commercial (CG), and Sugar House Business District 1 and 2 (CSHBD1 and CSHBD2). Chapter 21A.44 was amended in October 2022 and since then, staff has found that certain standards created unintended consequences. For example, the ordinance now requires a maximum combined driveway width and a maximum number of driveways that is inconsistent with the size and use of properties in the industrial and some commercial zones. This creates issues in the ability of properties to be developed and to accommodate convenient and safe access. Similarly, staff have noticed that off-street loading area requirements are leading to likely unusable spaces and undesirable building designs. This petition will allow staff to revisit these standards to adequately address parking needs and city goals. This zoning amendment would also correct language in other related sections of the code. The applicant would like to increase the number of the overnight bed capacity from 30 beds to 50 beds for homeless youth aged 18-22. In 2017 and 2023, Utah State code was amended to expand where these types of businesses are allowed. The changes to state code also imposed limitations on what municipalities can require for the operations of such businesses in terms of zoning, business license and supplemental documentation. Salt Lake City code needs to be updated to match these regulations. The amendment would focus on aligning the mobile business standards with city goals, supporting small businesses, and addressing state law. This amendment would be a collaboration between the Planning Division (CAN) and the Business License Division (Finance) as it involves modifications to the text in: - Title 21A - Zoning: Sections 21A.36.160 Mobile Businesses and 21A.36.161 Mobile Food Courts, Chapter 21A.33 Land Use Tables and any other sections that may be affected by the final changes. - Title 5 - Business Taxes, Licenses and Regulations: Chapters 5.65 Vending Carts and 5.69 Mobile Food Businesses in the Public Right of Way Petition Number: PLNPCM2023-00938 Application Type: Zoning Text Amendment Project Location: City-Wide Staff Planner: Seth Rios, Associate Planner Email: seth.rios@slcgov.com Phone Number: 801.535.7758 End of the Public Comment Period: January 4, 2024 Join the Online Open House at: https://www.slc.gov/planning/openhouse-00938 Zoning Text Amendment to Allow Attached Garages - The Salt Lake City Planning Division is proposing a text amendment to update the standards related to attached structures, which includes garages, entrance landings, and building foundations. In 2021, Utah State code was amended, changing standards required of these structures. The changes to the state code also imposed limitations on what municipalities can require in terms of design elements. City code needs to be updated to match these regulations. The amendment would focus on aligning the standards with city goals and addressing state law. This zoning amendment would also correct language in other related sections of the code. The property is currently 'split-zoned' with the majority of the property (0.37 acres) zoned CG General Commercial, and the remainder (0.14 acres) zoned D-2 Downtown Support. The applicant is requesting that the City rezone the CG portion of the property to D-2. Although the applicant has requested that the property be rezoned to the D-2 zone, consideration may be given to rezoning the property to another zoning district with similar characteristics. The property is currently occupied by the Bestway Janitorial Supplies building. The subject property is within Council District 4, represented by Ana Valdemoros.
