Public Notice is hereby given that the Newton Town Planning & Zoning Commission will hold a meeting on December 12, 2024 at 7:00 p.m. at the at Newton Town Hall in the Town Council Chambers located at 51 South Center Newton, Utah 84327

1. Call to Order/Roll Call
2. Opening Ceremony -
3. Approve November 2024 Minutes
4. Zoning change request- Kevin and Terri Rhodes, 161 E 100 S
5. Dog Kennel Conditional use permit review
6. Subdivision Code - Public Hearing
a. Title 10, Development and Subdivision Code Updates - Newton Town is proposing various amendments to the Development and Subdivision Code to address various clarity/correctness issues and ensure consistency and compliance with current State requirements regarding land use review/approval processes and subdivision platting requirements.
i. Brief Summary/Presentation of Proposed Amendments
ii. Motion/Second then Vote to open the Public Hearing
iii. Call to the public for comments (Note: Public should state name clearly for the record. If no public is present for comments, the Planning Commission can move to the next step.)
iv. Motion/Second then Vote to close the Public Hearing
v. Additional Planning Commission discussion (Note: If needed, otherwise the Planning Commission can move to the next step.)
vi. Motion/Second and Vote to either:
1. Recommend approval to the Newton Town Council of Title 10, Development and Subdivision Code Updates as presented;
2. Recommend approval to the Town Council of Title 10, Development and Subdivision Code Updates as presented with the following modifications. [Note: INSERT STATED MODIFICATIONS]; OR
3. Recommend denial to the Town Council of Title 10, Development and Subdivision Code Updates as presented with reasons therefore [Note: INSERT STATED REASONS].
