PUBLIC NOTICE is hereby given that the Planning Commission of Spanish Fork, Utah, will hold a meeting in the City Council Chambers at Library Hall, on the second floor, 80 South Main Street, Spanish Fork, Utah, with a work session commencing at 5:00 p.m., and the Planning Commission Meeting commencing at 6:00 p.m. on December 4, 2024.

4. Zone Change (Public Hearing)
A. BLUNCK ZONE CHANGE. This proposal involves changing the zoning from R-R to I-1 to allow for the potential development of industrial office buildings to be located at 999 West 3800 North.
B. ROOTS COFFEE ZONE CHANGE. This proposal involves changing the zoning from C-O to C-2 with the Development Enhancement Overlay to allow for the development of a drive-thru coffee shop located at 90 West Center Street.
5. Preliminary Plat
A. SUNSET VILLAGE AMENDMENT. This proposal involves the reapproval of a Preliminary Plat for a Master Planned Development for 40 multi-family units located at approximately 900 North 200 West.
6. Zone Change & Preliminary Plat (Public Hearing)
A. RUSH FUNPLEX ZONE CHANGE. This proposal involves changing the zoning of a property from R-R Rural Residential to C-2 General Commercial to allow for the development of a indoor, family entertainment and recreation use of a property located at 391 South 1550 West.
B. RUSH FUNPLEX SUBDIVISION. This proposal involves approval of a Preliminary Plat that would allow for the development of an indoor, family recreational facility located at 391 South 1550 West.
C. MELLOR ZONE CHANGE. This proposal involves changing the zoning from A-E to R-1-12 with the Master Planned Development Overlay for a property located at 2350 East 400 North.
D. MELLOR SUBDIVISION. This proposal involves the approval of a Preliminary Plat for the Master Planned Development to allow for 13 single-family lots to be developed at 2350 East 400 North.
7. Title 15 Amendments (Public Hearing)
A. TITLE 15 OLD DOMINION. This proposal would amend the City's fencing requirements.
B. I-1 INDOOR PICKLEBALL COURTS. This proposal involves a request to amend the city's code to allow indoor pickleball courts as a permitted use in the I-1 Light Industrial zone. (This item was continued from November 6, 2024.)
C. TITLE 15 AMENDMENTS. This proposal involves various updates being made to Municipal Code Title 15 Land Use.
