NOTICE OF PUBLIC HEARINGS
The Eagle Mountain Planning Commission will hold public hearings on November 26, 2024, at 6:30 PM, or as soon thereafter as business allows, in the Eagle Mountain City Council Chambers, 1650 E Stagecoach Run, Eagle Mountain, Utah 84005. The Planning Commission will receive public comments concerning the following items:
- Rose Ranch MDA (Master Development Agreement): Recommendation by the Planning Commission of the Rose Ranch Development Agreement to construct single-family homes on 79 acres; Parcel Numbers 59:043:0081 and 59:043:0082, the Applicant is Edge Homes. - Eagle Mountain Municipal Code Amendments:
- EMMC 17.25.060 Projection into Setbacks: Amending to add allowed projections into setbacks for sub-grade structures such as basement walkouts. EMC Staff Point of Contact: Steven Lehmitz, slehmitz@eaglemountain.gov.
- EMMC 17.46 Transfer of Development Rights Overlay Zone: This code would create an overlay zone to allow for development rights to be transferred from a sending zone to a receiving zone. It would allow for increased density in the receiving zone in exchange for a conservation easement in the sending zone. This would allow the City to preserve open space and sensitive lands without having to use taxpayer funds while simultaneously allowing for more housing in other less sensitive areas to help address the housing crisis. - EMMC 13.20.250 Developments within the City: On January 16, 2024, the City Council approved an amendment to Table 16.35.130(a) Residential Water Rights Requirements. This table is also located in Section 13.20.250 Developments within the City, but the amendment did not update this table. The proposed amendment replaces the table in Section 13.20.250 with a reference to Table 16.35.130(a). EMC Staff Point of Contact: Marcus Draper, mdraper@eaglemountain.gov.
- EMMC Consolidated Fee Schedule Title 13 Public Utilities and Services: Amending the Eagle Mountain City Consolidated Fee Schedule section 13 Building Department: A proposal to adopt a resolution amending the Eagle Mountain City Consolidated Fee Schedule to add flat fees for permits not subject to square footage valuation, provide additional clarifying language for valuation tables, and modify the building permit fee table to increase rate for projects over 1,000,000 in valuation.
