SCHEDULED ITEMS:
2. OPEN COMMENT PERIOD
The Open Comment Period provides an opportunity to address the Mayor and City Council regarding concerns or ideas on any topic. To be considerate of everyone at this meeting, public comment will be limited to three minutes per person. Participants are to state their names for the record. Comments, which cannot be made within these limits, should be submitted in writing to the City Recorder at nancy.dean@clearfieldcity.org.
The Mayor and City Council encourage civil discourse for everyone who participates in the meeting.
3. CONSIDER APPROVAL OF FINAL SUBDIVISION PLAT - TOWNS AT UNIVERSITY PARK FOR 43-LOT SUBDIVISION FOR TOWNHOMES AND A COMMERCIAL DEVELOPMENT AT THE PROPERTY LOCATED AT 938 SOUTH UNIVERSITY PARK BLVD. (TIN: 09-302-0009). PARCEL AREA: 3.46 ACRES
BACKGROUND: The applicant is proposing to develop 40 townhomes and a commercial building on the subject property, which is located in between the University Ridge Twin Homes to the south and the Academy Mortgage office building to the north. The development will be provided with vehicular access by using the existing shared access to the Academy Mortgage office building. Because the townhomes and commercial buildings will be sharing an access, a shared access easement will need to be recorded on the plat. According to the proposed plat, the units themselves are designated as private and a two and a half foot (2.5') space in front of the garages is designated as limited common area. The remaining area of the development will be common area and will include the private roads and project landscaping.
RECOMMENDATION: Approve the Final Subdivision Plat - Towns at University Park for a 43-lot subdivision for townhomes and a commercial development at the property located at 938 South University Park Boulevard (TIN: 09-302-0009) and authorize the Mayor's signature to any authorized documents.
