Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a meeting beginning on site at Lot 59 of the South Rim of Foremaster Ridge subdivision, located at the south side of Howard Lane at approximately 1540 East, St George, Utah, on Tuesday, June 23, 2026, commencing at 4:00 p.m.
The agenda for the meeting is as follows:
1. Site visit at Lot 59 of the South Rim of Foremaster Ridge subdivision located at the south side of Howard Lane at approximately 1540 East, St George, Utah to view the ridgeline.
Following the visit, the Planning Commission will travel to the City Offices at 61 S. Main St., St George, Utah for the remainder of the meeting to be held in the City Council Chambers, commencing at approximately 5:00 p.m

2. HILLSIDE DEVELOPMENT PERMIT South Rim at Foremaster 59 - Consider a request for a hillside development permit to determine the location of the ridgeline and ridgeline setback on lot 59 of the South Rim at Foremaster subdivision in anticipation of the construction of a residential home. The applicant is Kelsey Enterprises, and the representative is Bryce Kelsey. Case No. 2026-HS-003 (Staff - Wes Jenkins)
3. ZONE CHANGE- Desert Haven - PUBLIC HEARING Consider a request to change the zoning from A-20 (Agricultural 20-acre lot minimum) to R-1 (Single Family no minimum square footage, 40-foot minimum lot width/frontage) on approximately 55.03 acres. The property is generally located south of the Fort Pierce Wash, along the Utah-Arizona border in the far southeastern corner of the City of St. George. 4. ZONE CHANGE- Desert Sky - PUBLIC HEARING Consider a request to change the zoning from PD-R (Planned Development Residential) to R-1 (Single Family no minimum square footage, 40-foot minimum lot width/frontage) on approximately 13.23 acres. The property is in the Desert Canyons Development, generally located east of Southern Pkwy and North of Desert Sky Pkwy. 5. PLANNED DEVELOPMENT AMENDMENT McDonalds Desert Color - PUBLIC HEARING - Consider a request to amend the Desert Color zone plan. This PD amendment would allow the construction of a new McDonalds restaurant on 1.28 acres. The site is located on the west of Desert Color Parkway just south of Southern Parkway. The applicant is Dominion Engineering and the representative is Darrin Perkes. Case No. 2026-PDA-016 (Staff - Dan Boles)
6. CONDITIONAL USE PERMIT Desert Corner- Consider a request for a conditional use permit for a development with an aggregate ground floor footprint square footage of 20,000 square feet or more. The applicant is Desert Canyons Development Inc and the representative is Curt Gordon. Case No. 2026-CUP-002 (Staff - Brenda Hatch)
7. PRELIMINARY PLAT Tonaquint Ridge Phase 1 - Consider a request for a 29-lot preliminary plat generally located north of Chandler Drive and west of Curly Hollow Drive on approximately 14.43 acres for the purpose of a single-family subdivision.
