Planning and Zoning

Committee in attendance: Charman Justin Best, Austin Buhler, Dave Stemmons, Matthew Draper
Others in Attendance: Jess Peterson
Chairman Best called the meeting to order and asked for a review of the September minutes. Justin made the motion to approve the minutes Dave seconded.
Luke Lovell was on the agenda, however, Luke was not in attendance, we did not have any documents to review.
The Planning and Zoning committee decided to wait until January for the next meeting since the last Thursday in November falls on Thanksgiving and the last Thursday in December falls on Christmas.
Jess Peterson went over the Subdivision Ordinance. He mentioned every city needs to have something in place for a subdivision order. Matt Draper received a call from a land holder; they were looking at buying the industrial part of town with the intention of subdividing. A subdivision ordinance protects the town. Decides how many homes are allowed.
Things to consider for the ordinance:
1- Land Use Authority - This needs to preferably be the engineering firm. Need an engineer and attorney involved in decision making
2- Approval for preliminary Subdivision- Basically determines a time frame. Puts a time limit on final approval - Needs to be recorded
3- Street Requirements - Need to consider the size of roads, sidewalks, curb and gutter
4- Construction Standards
5- Maximum Length of Blocks
6- Lot Arrangement and Design
7- Special Provision for Small Subdivisions
8- Lot Splits - Can a home owner split their lot
Jess Peterson will email a doc to the Lynndyl Clerk. This will be posted on the Lynndyl website.
Justin made the motion to adjourn the meeting and Dave seconded. Meeting Adjourned
