NOTICE OF SILVER CLIFFS COMMONS COMMERCIAL AREA PUBLIC INFRASTRUCTURE DISTRICT CREATION NOTICE IS HEREBY GIVEN pursuant to Section 313, Chapter 1, Title 17B, Utah Code Annotated 1953, that on March 16, 2026, the Board of Trustees (the 'Board') of the Land Enhancement and Development Special District (the 'District') adopted a resolution creating the Silver Cliffs Commons Commercial Area Public Infrastructure District ('PID'), adopting a governing document for the PID, and other related matters. The property within the PID boundary is in Washington County, State of Utah and more particularly described as follows: Legal Description in Leeds, State of Utah: Beginning at a point more or less to the Southeasterly Right-of-Way Line of Interstate 15' said point lies North 89°35'32' East along the Section Line 642.53 feet, and North 1,229.75 feet, from the Southwest Corner of Section 5, Township 41 South, Range 13 West, Salt Lake Base and Meridian; Running thence North 51°44'56' East along said Southeasterly Right-of-Way 929.65 feet to a Right-of-Way Monument bearing Station 935+00; thence North 52°43'45' East along said Right-of-Way 156.59 feet; thence departing Said Right of Way South 01°47'07' West 763.76 feet; thence South 67°51'28' West 66.14 feet; thence North 30°01'42' West 109.76 feet; thence North 37°54'48' West 68.46 feet; thence South 52°05'12' West 399.28 feet; thence North 03°50'46' East 182.88 feet; thence North 85°05'27' West 371.23 feet to the point of beginning. Containing 324,222 Square Feet or 7.44 Acres. Legal Description in Washington County, State of Utah: Beginning at a point that lies North 89°35'32' East along the Section Line 1,473.42 feet, and North 1,130.83 feet; from the Southwest Corner of Section 5, Township 41 South, Range 13 West, Salt Lake Base and Meridian; Running thence North 01°47'07' East 763.76 feet to a point on the Southern Right-of-Way Line of Interstate 15; thence North 52°43'45' East along said Right-of-Way 184.32 feet; thence departing said Right-of-Way Line South 03°22'34' West 525.66 feet; thence South 52°07'12' West 132.13 feet; thence South 32°38'58' East 240.03 feet; thence South 67°51'28' West 110.65 feet; thence South 67°51'28' West 67.19 feet to the point of beginning. Containing 94,222 Square Feet or 2.16 Acres. NOTICE IS FURTHER GIVEN that any person in interest may file an action in district court to contest the regularity, formality, or legality of the Resolution within 30 days after the first date of publication (hereafter the '30-Day Contest Period'). If the Resolution is not contested by filing an action in district court within the 30-Day Contest Period, no person may contest the regularity, formality, or legality of the Resolution after the expiration of the 30-Day-Contest Period.
