PUBLIC HEARING - Cedar City Planning Commission Notice is hereby given that a public hearing will be held before the Cedar City Planning Commission on Tuesday, February 17, 2026, starting at 5:15 p.m. in the Cedar City Council Chambers located at 10 N. Main Street, Cedar City, Utah. Time will be allowed for public comments on the following items: 1. Consider an Annexation Petition in the vicinity of 100 East and 3000 North. 2. Consider an Ordinance Text Amendment for Section 26-IV-16 pertaining to Commercial and Industrial Building Materials (Summary) 3. Consider a General Plan Amendment from Low - Density Residential to Med - Density Residential in the vicinity of 1000 North 3900 West. 4. Consider a Zone Change from Annexed Transition (AT) to Dwelling 2 - Unit (R-2-2) in the vicinity of 1000 North 3900 West. 5. Consider an Ordinance Adopting an Impact Fee Facilities Plan and an Impact Fee Analysis. All in Cedar City, Utah Posted February 6, 2026

Ordinance Text Amendment Summary Planning Commission Public Hearing for February 17, 2026 Agenda Item: Proposed Ordinance Text Amendment Pertaining to Section 26-IV-16; Commercial and Industrial Building Materials This section of the Cedar City Zoning Ordinance requires certain building materials and prohibits others along Main Street and 200 North. The proposal will entertain changes to the required building materials, with additional restrictions proposed along Main Street between 200 North and Center Street. Limitations on bright colors and reflective materials is also considered.
