PUBLIC HEARING NOTICE Coalville City Planning Commission RASMUSSEN FARMS REZONE AND SUBDIVISION CONCEPT PLAN 421 EAST CHALK CREEK ROAD, LOT 1 AND LOT 2 VERNON RANCH SUBDIVISION AND SURROUNDING PARCELS CT-290-ESC, CT-290-1, CT-291, CT-292-A, CT-334, CT-305-A, DVS-9-AM, DVS-8-AM, DVS-7-AM, DVS-6-AM, DVS-5-AM, DVS-4-AM, AND DVS-3-AM Public notice is hereby given that the Coalville City Planning Commission will conduct a Public Hearing to review, discuss, receive comment, and possibly consider an action on a proposed rezone of Lot 1 and Lot 2 of the Vernon Ranch Subdivision and the surrounding parcels noted above. The properties are located at approximately 421 E Chalk Creek Road. The Public Hearing is scheduled for January 20, 2026, beginning at 6:00 P.M. at the Coalville City Hall located at 10 North Main. The applicants, Riley Rasmussen and Terry Diston, is proposing a Rezone of the Vernon Ranch Subdivision from the Low Density Residential (R-1) Zone to the Medium Density Residential (R-2) Zone with a development concept plan. In addition, the Planning Commission requested surrounding properties that are consistent with the R-2 Zone (less than 1-acre in size) also be included for consideration. The R-1 Zone allows 1 lot/acre, and the R-2 Zone allows 2 lots/Acre. All interested persons may attend in person or virtually and make public comment. Written comments may also be emailed to Coalville City at cityhall@coalvillecity.org.
