PUBLIC NOTICE is hereby given that the regular meeting of the Planning Commission of Layton, Utah, will be held on Tuesday, August 26, 2025 in the City Council Chambers, 437 North Wasatch Drive, Layton, Utah, at 7:00 PM.

APPROVAL OF MINUTES: PLANNING COMMISSION WORK AND REGULAR MEETINGS - AUGUST 12, 2025.
ADMINISTRATIVE REVIEW
1. Top Tine Freezedry - CONDITIONAL USE
The applicant, Chet Cloward, is requesting a conditional use permit for a high-impact home occupation to provide freeze-drying services for taxidermy preservation. The property is located at 2835 West 1425 North.
PUBLIC HEARINGS
2. Layton Park Plaza Condominium Subdivision - PLAT AMENDMENT
The applicant, David Felt, representing Snowcreek Management, LLC and the Association of Unit Owners of Layton Park Plaza Condominium, is requesting to amend the Layton Park Plaza Condominium Subdivision to combine an enclosed walkway with Unit 9. The property is located at 195 East Gentile Street.
3. Commercial Limitations within the M-2 Zone - TEXT AMENDMENT
Layton City is proposing to amend Title 19 'Zoning', Chapter 19.02 'Definitions' and Chapter 19.06 'Land Use Regulations, to establish definitions and size limitations for commercial uses within the M-2 (Heavy Manufacturing/Industrial) zones.
