Notice is hereby given that a public hearing will be held before the Cedar City Planning Commission on Tuesday, July 1st, 2025, starting at 5:15 p.m. in the Cedar City Council Chambers located at 10 N. Main Street, Cedar City, Utah. Time will be allowed for public comments on the following items:
1. Consider an Amended Plat for The Cliffs at Sunrise Subdivision in the vicinity of 2409 W Arroyo Road.
2. Consider an Amended Plat for Magnolia Fields Phase 1 in the vicinity of 1025 N 3950 W.
3. Consider a Zone Change from Residential Agricultural (RA) to Residential Estate (RE) in the Iron Horse RDO.
4. Consider a Zone Change from Residential Agricultural (RA) to Mixed Use (MU) in the Iron Horse RDO.
5. Consider a Zone Change from Residential Agricultural (RA) to R-1 in the Iron Horse RDO.
6. Consider an Ordinance Text Amendment to Section 32-9-B pertaining to Engineering Standards Revisions to be adopted by Ordinance.
7. Consider a change to Engineering Standards Revision 3.1.

Ordinance Summary
Planning Commission Public Hearing for July 1, 2025
The following section of the Cedar City Ordinance, and Engineering Standards are proposed to be amended in order to align with recent changes to the Utah State Code:
Section 32-9-B: The proposal is that Engineering Standard changes will now be adopted by ordinance rather than resolution. Also, a revision that variances no longer be granted by the City Council, but by the City Engineer.
Engineering Standards 3.1 General: Changing the verbiage to clarify the purpose of the standards, and that variances should be exercised by professional engineering judgement of the design engineer and City Engineer.
