Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a Planning Commission meeting in the City Council Chambers, 175 East 200 North, St George, Utah, on Tuesday, October 8, 2019, commencing at 5:00 p.m.

1.	GENERAL PLAN AMENDMENTS (GPA) (Public Hearings)

A.	Consider a general plan amendment for 'Southern Hills' to change areas from COM (Commercial) to MDR (Medium Density Residential) on approximately 28.8 acres, and to HDR (High Density Residential) on approximately 4.6 acres, and to change areas from COM (Commercial) to LDR (Low Density Residential) on approximately 0.6 acres. The areas are generally located north of the Southern Parkway and east of River Road on the north and south side of White Dome Drive. The applicant is DSG Holdings LLC. Case No. 2019-GPA-011. B.	Consider a general plan amendment to add the 'Moderate Income Housing (MIH)' (General Plan Element addition). This plan is citywide and will help define and understand the challenges that come with providing attainable housing in the City of St George. Case No. 2019-GPA-010 (Staff - John Willis)

2.	HILLSIDE PERMIT (HS)

Consider a request for a Hillside Development Permit to allow development a 4-story hotel (Black Stone Hotel) with an associated 2-story parking garage. The owner is Black Ridge Development, LLC and the representative is Tyler Hoskins, WCEC Engineers. The site is zoned PD-C (Planned Development Commercial) and is located at approximately 1150 South 250 West. Case No. 2019-HS-005 (Staff - Ray Snyder)

3.	ZONE CHANGE AMENDMENT (ZCA) (Public Hearing)

Consider a zone change amendment to allow review of a conceptual site plan, building elevations, building renderings, colors and materials, and conceptual landscaping for a proposed 4-story hotel with an associated 2-story parking garage to be called 'Black Stone Hotel.' The owner is Black Ridge Development, LLC and the representative is Tyler Hoskins, WCEC Engineers. The site is located at approximately 1150 South 250 West. 4.	CONDITIONAL USE PERMITS (CUP)

A.	Consider a conditional use permit to construct a detached residential RV garage. The height will exceed the allowable building height of fifteen feet (15'), unless a conditional use permit is granted for a greater height. The site is Lot 139 of the Meadow Valley Farms Phase 11 residential subdivision and is generally located on 3770 South Street east of Quarry Ridge Road.
