NOTICE is hereby given that the WASATCH COUNTY PLANNING COMMISSION will hold a Public Hearing on May 10, 2018 at 7:00 p.m. in the Wasatch County Council Chambers, located at 25 North Main Street, Heber City, to consider the following items:
1. Jacob and Megan McPhie are requesting a plat amendment to Timber Lakes Plat 10 Amended of the Timber Lakes subdivision to combine Lots 1047, 1048 and 1049 into two building lots. The lots are located at 2539 South Timber Lakes Drive (Lot 1049), 9763 East Clubhouse Road (Lot 1048) and 9785 East Clubhouse Road (Lot 1047) in Sections 15, Township 4 South, Range 6 East in the Mountain zone. Continued from April 12, 2018 meeting.
2. Paul Jacobsen is requesting a Conditional Use Permit for construction of a detached structure with a footprint that exceeds 1,500 square feet. The proposed garage has a footprint of 2,880 square feet and would be located on lot 10 (1.01 acres, parcel #00-0021-0827) of the Eagle View Estates Subdivision. The property is located at 1343 S 2240 E in Section 9, Township 4 South, Range 5 East in the RA-1 (Residential Agricultural 1-Acre) zone.
3. Brian Balls, representative for Danny Labrum, is requesting a Conditional Use Permit for construction of a detached structure with a footprint that exceeds 1,500 square feet. The proposed garage has a footprint of 3,000 square feet and would be located on lot 7 (1.01 acres, parcel #00-0020-4571) of the Eden Valley Subdivision. The property is located at 1865 S 3350 E in Section 10, Township 4 South, Range 5 East in the RA-1 (Residential Agricultural 1-Acre) zone.
4. Mike Petersen, representative for Lindsay Hills Views, LLC, is requesting Final Plat approval of a large scale subdivision known as The Views at Lindsay Hill - North. The applicant is proposing a 6 lot subdivision on approximately 10.06 acres. The proposed subdivision is located at approximately 70 South 2400 East (parcels 00-0020-1814 and 00-0008-9339) in Section 3, Township 4 South, Range 5 East in the RA-1 (Residential Agricultural 1- Acre) zone.
5. Richard Wolper, representative for Mark 25 LLC, is requesting final approval for Black Rock Ridge Phases 6 and 7. This final approval is for 57 townhouse units on 27.74 acres on the north end of Iroquois phase 2 which is also referred to as Black Rock Ridge in Section 31 of Township 1 South, Range 5 East in the Jordanelle Basin Overlay Zone (JBOZ).
6. VR Acquisitions, LLC, is requesting Preliminary Plat approval for Victory Ranch Plat Y, which is located in the Victory Ranch subdivision. The proposed plat contains one building lot on a 4.143 acre parcel. This request will be an amendment to the preliminary plan for phases 1B, 1C, and 1D that was approved May 1, 2013. The proposed phase is located at approximately 7600 North Victory Club Drive in Section 31, Township 2 South, Range 6 East in the JBOZ (Jordanelle Basin Overlay Zone). *If forwarded, the recommendation by the Planning Commission on this item will be considered by the County Council as the Land Use Authority, at a Public Hearing on May 16, 2018.
7. VR Acquisitions, LLC, is requesting Final Plat approval for Victory Ranch Plat W-2, which is located in the Victory Ranch subdivision. The proposed plat contains 13 single family lots and two common space parcels on 27.221 acres. This phase was part of an amended preliminary plan for phase W that was approved by the County Council on March 28, 2018. Phase W-2 is located on the south side of Evening Star Drive in Sections 6 and 7 of Township 3 South, Range 6 East in the Jordanelle Basin Overlay Zone (JBOZ).
8. Paul Linford, representative for North Village Properties LLC, is requesting preliminary plat approval of a large scale subdivision known as North Village Views (formerly North Village Green and The Views at North Village). The applicant is proposing 257 ERUs on approximately 38 acres. The proposal consists of a mix of townhome, condo, apartment and detached single family lots. The proposal is located at 3380 North Highway 40 in Section(s) 18, 19, and 20, Township 3 South, Range 5 East in the North Village Overlay Zone (NVOZ). Continued from April 12, 2018 meeting. *If forwarded, the recommendation by the Planning Commission on this item will be considered by the County Council as the Land Use Authority, at a Public Hearing on May 16, 2018.
9. Summit Engineering, representative for Eduard Vozar, is requesting Final Plat approval of a large scale subdivision known as the Christensen Farms Subdivision. The applicant is proposing 33 lots on 43.387 acres. The property is located on the west side of 2400 East at approximately 1600 South in Section 9, Township 4 South, Range 5 East in the RA-1 (Residential Agricultural 1-Acre) zone. Continued from April 12, 2018 meeting.

A briefing will be held in the Council Chambers at 6:00 p.m. to review the evening's issues. This briefing will be for discussion purposes only between the Planning Staff and the Planning Commission.
