Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a Planning Commission meeting in the City Council Chambers, 175 East 200 North, St George, Utah, on Tuesday, July 25, 2017, commencing at 5:00 p.m.

1. CONDITIONAL USE PERMITS (CUP)
A. Consider a request to construct the 'Indian Hills Sub Station' at 501 W Indian Hills Drive. The property is zoned R-1-10 (Single Family Residential 10,000 sq. ft. minimum lot size). The applicant is the City of St George Energy Services Department. Case No. 2017-CUP-013. (Staff - Ray Snyder)
2. ZONE CHANGE AMENDMENT (ZCA) (Public Hearing)
Consider a zone change amendment to the 'Boulder Creek Crossing' commercial subdivision to develop a 'Popeyes' fast food restaurant on Lot 7 at approx. 1455 South River Road. 6. HILSIDE PERMIT (HS)
Consider a request for a Hillside Development Permit to allow for the development of a car dealership at 400 North Bluff Street (Corner of Donalee Drive & Bluff Street). The property is zoned C-3 (General Commercial) and the project is called 'Red Rock Auto.' The representative is Mr. Josh Williams. Case No. 2017-HS-002.
7. CITY COUNCIL ACTIONS - JULY 6, 2017
(This is a summary of City Council actions on public hearings at the last City Council meeting)
A. Fieldstone Ph 5 & 6, Case No. 2017-ZC-013. Discussion of the Little Valley Master Plan & the community meetings which had occurred to create it. Council approved a zone change from A-1 to RE-12.5 with a portion of RE-20 on 23.94 acres.
B. Terrible Herbst -Sun River Parkway, Case No. 2017-ZCA-016 The PD-C amendment was approved with conditions on 1.5 acres. Lighting on the site was reduced.
C. Elmwood Estates Ph 5, Case No. 2017-ZC-017. Council approved a zone change A-1 to R-1-8 on 2.92 acres.
D. Arbors Ph 6, Case No. 2017-ZC-014. Approved zone change from A-1 to R-1-8 on 20.71 acres.
