                NOTICE is hereby given that the WASATCH COUNTY PLANNING COMMISSION will hold a Public Hearing on July 12, 2012 at 7:00 p.m. in the Wasatch County Council Chambers, located at 25 North Main Street, Heber City, to consider the following items:
  

1.	Brent Waterman is requesting conditional use and site plan approval for a vacation vehicle court located in a HS (Highway Services) zone.  The proposal is at Currant Creek on the north side of Highway 40 west of the Wasatch County line in Section 21, Township 3 South, Range 9 West.  – Continued from June 14, 2012 mtg. 

2.	Summit Engineering Group, representative for Soldier Hollow Sunset Inv., is requesting final plat approval for a large scale subdivision.  The proposal is to subdivide the existing 15-acre Lot 1 into three 5-acre lots.  The property is located at 620 West Cascade Springs Road in Section 10, Township 4 South, Range 4 East in the RA-1 (Residential Agricultural) Zone. 

3.	Robert J. Long, agent for Jordanelle Ridge Inc., is requesting a plat amendment for Jordanelle Ridge Plat A townhouse plat, to enlarge building footprints as well as decks.  The enlargements would encroach into the existing common area and therefore requires an amendment to the plat.  The proposal does not change the density or any previous approvals.  The request is located at approximately 5200 N. Edgewood Ave. in Section 7, Township 3 South, Range 5 East in the NVOZ (North Village Overlay Zone).  *Recommendation by the Planning Commission on this item will be considered by the County Council as the Land Use Authority, at a Public Hearing on July 18, 2012.

4.	Paul Watson, agent for Mark 25 LLC, is requesting a plat amendment for Iroquois phase 2 amended. The request is to change the existing and occupied 16 units from a condominium plat to a townhouse plat.  The proposal does not change the density, architecture or any previous approvals.  The proposal is located at approximately 14050 N. Council Fire Trail in Section 6, Township 2 South, Range 5 East in the JBOZ (Jordanelle Basin Overlay Zone).  *Recommendation by the Planning Commission on this item will be considered by the County Council as the Land Use Authority, at a Public Hearing on July 18, 2012. 

5.	Paul Watson, agent for Mark 25 LLC, is requesting a plat amendment for Iroquois phase 3 amended. The request is to change buildings 26-36 (containing 51 units) from a condo to a townhouse.  The proposal does not change the density, architecture or any previous approvals.  The proposal is located on the northwest corner of Browns Canyon and Highway 248 in Sections 1 and 6, Township 2 South, Range 5 East in the JBOZ (Jordanelle Basin Overlay Zone).  *Recommendation by the Planning Commission on this item will be considered by the County Council as the Land Use Authority, at a Public Hearing on July 18, 2012.

6.	Ben Haven Cabin LLC is requesting an amendment to Plat 21 of the Timber Lakes subdivision to combine lots 2108 and 2109.  The proposal is located at 12181 East Hawk Lane in Section 24, Township 4 South, Range 6 East in the M (Mountain) zone. *Recommendation by the Planning Commission on this item will be considered by the County Council as the Land Use Authority, at a Public Hearing on July 18, 2012.

7.	Jack Boggs is requesting a plat amendment to Timber Lakes plat 4 to combine lots 434 and 435.  The proposal is located at 11373 Green Briar Road in Section 14, Township 4 South, Range 6 East in the M (Mountain) zone.  *Recommendation by the Planning Commission on this item will be considered by the County Council as the Land Use Authority, at a Public Hearing on July 18, 2012.  

8.	Ivory Development LLC is requesting a plat amendment to phases 7A and 8A of The Crossings at Lake Creek.  The proposal is to amend lots 809 through 815 and delete one lot and increase frontages and square footage of lots.  The proposal is located at 2780 East 1100 South in Section 3, Township 4 South, Range 5 East in the RA-1 (Residential Agricultural) zone.   *Recommendation by the Planning Commission on this item will be considered by the County Council as the Land Use Authority, at a Public Hearing on July 18, 2012.

9.	 	Mike Olsen, representative for Proficio Bank, is requesting a 1-year extension to the preliminary approvals for Beaufontaine at Spring Lake phases 2 and 3.  The location of the project requesting the extension is at approximately 1970 East Lake Creek Road south of Center Street and east of the Heber City boundary, in Section 4, Township 4 South, Range 5 East and in the RA-1 (Residential Agricultural) zone.


All interested persons are invited to attend.

A briefing will be held in the Council Chambers at 6:15 p.m. to review the evening’s issues.  This briefing will be for discussion purposes only between the Planning Staff and the Planning Commission.  No action will be taken.  The public may attend; however, no public testimony will be heard.  For information, please call the Planning Department at 435-657-3205.
