- WASHINGTON COUNTY PLANNING COMMISSION MEETING AGENDA December 09, 2025 NOTICE: The regular meeting of the Washington County Planning Commission will be held on December 09, 2025, beginning at 1:30 p.m. in the Commission Chambers in the Washington County Administration Building, 111 East Tabernacle, St. George, Utah and via Zoom. Access to this meeting is: Washington County is inviting you to a scheduled Zoom meeting. The following complete applications, determined by staff to be ready to proceed to the Planning Commission, are on the Planning Commission agenda and will be heard in the following order: (Please note: Any public hearing item comments will be limited to 2 minutes per person per item and will be strictly adhered to. A spokesperson representing a group to summarize their concerns will be allowed 5 minutes to speak. Repetitious commentary will not be allowed.) 1. ZONE CHANGE (Public Hearing - Legislative): Review an application for a zone change request for parcel # 7139-E-1-NW located in Veyo. The applicant is applying to change the current zones on his parcel of OST-20 (Open Space Transition 20-acre min lot size) and A-20 (Agricultural 20-acre min lot size) to the A-5 (Agricultural 5-acre min lot size) zone. This will bring his parcel into zoning compliance and allow for the applicant to continue building his home. He also proposes to dedicate the portions of existing Cottam Ranch Road on his property to the County. The applicant is Austin Leavitt. 2. ZONE CHANGE (Public Hearing - Legislative): Review an application for a zone change in the Ivins area for parcels # 8237-B-5 and 8237-B-2-NP approximately located at 1200 W 50 S, Ivins, Utah, 84738. The applicant has combined the two parcels by means of a Warranty Deed recorded at Washington County's Recorders Office. The current zone is OST-20 (Open Space Transition 20-acre min lot size) and the proposed zone is A-5 (Agricultural 5-acre min lot size). The applicant is going through the zone change for the purpose of building a home. The applicant is Radlee Iverson. 3. PRESENTATION: DIXIE COOPERATIVE by Keith Kelsch 4. MINUTES: Consider approval of the minutes of the regular Planning Commission meetings held on November 11, 2025. 5. COUNTY COMMISSION ACTION REVIEW: - Project Plan, Zone Change and Development Agreement for Solara 75 approved by County Commission. 6. COMMISSION & STAFF REPORTS: - Adams Annexation 7.
