- WASHINGTON COUNTY PLANNING COMMISSION MEETING AGENDA June 10, 2025 NOTICE: The regular meeting of the Washington County Planning Commission will be held on June 10, 2025, beginning at 1:30 p.m. in the Commission Chambers in the Washington County Administration Building, 111 East Tabernacle, St. George, Utah and via Zoom. The following complete applications, determined by staff to be ready to proceed to the Planning Commission, are on the Planning Commission agenda and will be heard in the following order: (Please note: Any public hearing item comments will be limited to 2 minutes per person per item and will be strictly adhered to. A spokesperson representing a group to summarize their concerns will be allowed 5 minutes to speak. Repetitious commentary will not be allowed.) 1. ZONE CHANGE & LOT LINE ADJUSTMENT (Public Hearing - Legislative): Review an application for Zone Change and Lot Line Adjustment. The applicant owns three parcels in the Leeds area which he's proposing to bring into zoning compliance by means of a lot line adjustment and zone change. The parcels under consideration are 3182-A-1-F-HV, 3169-B-1-HV, and 3169-D-HV, currently zoned OST-20 (Open Space Transition 20 acre minimum lot size) and RE-40 (Residential Estate 40000 sq ft minimum lot size) but are undersized for the zone applicable zones. The applicant is proposing to rezone the parcels to the RA-1 (Residential Agricultural 1 acre minimum lot size) zone. Parcel one will total approx. 1.5 acres, parcel two will total approx. 1.05 acres, and parcel 3 will total approx. 2.14 acres. The approximate location of the properties is 1380 N Main St, Leeds Utah 84746. The applicant is Jason Holm. 2. DISCUSSION - WATER CONSERVATION ELEMENT OF THE GENERAL PLAN (Public Meeting - Administrative): Review and discuss draft language of the Water Conservation Element of the General Plan. Discussion only. 3. MINUTES: Consider approval of the minutes of the regular Planning Commission meetings held on May 13, 2025. 4. COUNTY COMMISSION ACTION REVIEW: - Legislative Approvals - Glen Cove Estates Ph 2 - Final Plat - Carter Subdivision - Final Plat - Pine View Mountain Estates - Amended Plat - Michelle DePrizio - Gardner Lakeview Heights - Amended Plat - Doran Barton - Dixie Deer Estates Ph 5 - Road Vacation Carson Circle - Moderate Income Housing Plan - Strategy Update 5.
