SF Logo Wednesday, April 30, 2025 Development Review Committee DEVELOPMENT REVIEW COMMITTEE AGENDA PUBLIC NOTICE is hereby given that the Development Review Committee of Spanish Fork, Utah, will hold a regular meeting at the City Council Chambers at Library Hall, 80 South Main Street, Second Floor, Spanish Fork, Utah, commencing at 10:00 a.m. This meeting is not available to attend virtually. 1. Approval of Minutes A. April 16, 2025. B. April 23, 2025. 2. Minor Plat Amendment A. MOARK JUNCTION PLAT B LOT LINES AMENDMENT. This proposal involves amending lot lines at approximately 4000 South Highway 6. 3. Preliminary Plat & Zone Change A. CREEKSIDE VILLAGE ZONE CHANGE. This proposal involves changing the zoning from R-R to R-4 with the Master Planned Development Overlay for a property located at 1527 South Main Street. B. CREEKSIDE TOWNHOMES SUBDIVISION. This proposal involves the approval of a Preliminary Plat for a Master Planned Development to allow for 172 townhomes to be developed at 1527 South Main Street. 4. Title 15 Amendment A. I-2 IMPOUND YARDS. This proposal would modify the requirements for impound yards in the I-2 Zone. 5. Zone Change A. FREDDY'S IMPOUND YARD. This proposal involves changing the zoning for the rear portion of the property from I-1 Light Industrial to I-2 Medium Industrial to allow for an impound yard to be located at 1412 North 300 West. 6. Annexations A. CREEKSIDE. This proposal involves annexing 0.32 acres of land by resolution into the city located at 1527 South Main Street. B. PETERSON - RIVER BOTTOMS ROAD. This proposal involves annexing approximately 3.95 acres of River Bottoms Road and adjoining parcels into the City by resolution for the completion of the River Run Subdivision. C. JOHNSON - YOUD. This proposal involves annexing 18.61 acres of land by resolution into the city located at approximately 300 West 1600 North. 7. Construction Standards A. CONSTRUCTION STANDARDS REVISIONS (25.01) 8. Discussion A. PROPOSED NEW SIDEWALK AND CROSSWALK CONNECTING QUAIL HOLLOW TO ALA/DEL MONTE ROAD. 9. Adjourn
