- ONLINE OPEN HOUSE // NEW ACTIVE PROJECTS Online Open Houses are Held Electronically Without an Anchor Location. HOW TO ATTEND Online Open Houses are hosted by the Planning Division as an opportunity for constituents to stay informed, review projects, and provide comments and questions. To attend, click on the project link for each item below. Your input is valuable! COMMENTS & QUESTIONS We want to hear from you! Public comments and questions will be received within the public comment window. To submit a comment or question please contact the assigned planner via email or leave a voicemail, your questions will be answered within a week after the comment window has ended. During and following this comment period, the Planning Division will evaluate the proposal against the applicable zoning standards, taking into consideration public comments as they relate to the standards, and develop a recommendation for the Planning Commission. EPIC BREWING COMPANY TAVERN - CONDITIONAL USE PERMIT AT 825 S STATE STREET Calli Bennett, on behalf of Epic Brewing Company, has initiated a petition for a conditional use permit to operate a small indoor tavern on the southeast corner of their property at 825 S State Street. The proposed tavern will measure 8.5 feet by 30 feet and will be used to store and serve alcohol. The development will be on 4.40 acres and will be four stories tall. The property is currently used as commercial space in the CC: Commercial Corridor Zoning district. This type of development requires special approval from the Planning Commission for a Design Review before a building permit can be issued. The applicant is requesting 15 feet above the 30 feet in height allowed in the CC Zone. The public hearing with the Planning Commission has yet to be scheduled. The proposed text amendment is intended to establish a new zoning district that aligns with the goals, policies, future land use recommendations, and vision established in the Northpoint Small Area Plan. This includes providing an environment for light industrial, office, and research uses, while reducing the impact on adjacent residential and agricultural properties. The proposed zoning district includes several design standards for new development, building size restrictions, and open space preservation incentives to meet the vision of the Northpoint Small Area Plan.
