NOTICE: The regular meeting of the Washington County Planning Commission will be held on May 13, 2025, beginning at 1:30 p.m. in the Commission Chambers in the Washington County Administration Building, 111 East Tabernacle, St. George, Utah and via Zoom. Access to this meeting is:

All applications must be reviewed at the Staff Joint Development meeting which are conducted as noticed, usually the first Tuesday of the month. The following complete applications, determined by staff to be ready to proceed to the Planning Commission, are on the Planning Commission agenda and will be heard in the following order:
(Please note: Any public hearing item comments will be limited to 2 minutes per person per item and will be strictly adhered to. A spokesperson representing a group to summarize their concerns will be allowed 5 minutes to speak. Repetitious commentary will not be allowed.)
1. CONDITIONAL USE PERMIT AND MAJOR HOME OCCUPATION (Public Meeting - Administrative): Review an application for a Conditional Use Permit / Major Home Occupation in the Veyo area. The property is located at 306 S Leavitt Ln in Veyo. The applicant is proposing to rent trailers, which will be stored behind the home in a designated drop-off / pick-up location. The applicant is Kurt Staheli.
2. CONDITIONAL USE PERMIT (Public Meeting - Administrative): Review an application for a Conditional Use Permit to build a utility structure to house broadband equipment/servers in the Central area. The approximate location is 50 N Lodge Road in Central. The applicant is SC Broadband.
3. PARTIAL AMENDED PLAT (Public Meeting - Administrative): Review an application to partially amend the Gardner Lakeview Heights subdivision plat. Parcels under consideration are GLH-1-A-NW and GLH-2-A-NW. The property owner proposes to combine two lots and create one larger lot. Zoning is RE-40 (Residential Estate 40,000 sq ft minimum lot size). The approximate location is 40 N Lakeview Drive in Gunlock. The applicant is Doran Barton.
4. PARTIAL AMENDED PLAT (Public Hearing - Legislative): Review an application to amend the Pine Valley Mountain Farms subdivision plat. Parcels under consideration are PVF-37-NW and PVF-38-NW. The property owner is proposing to shift the lot line between the two lots and relocate easements along the new lot line. Zoning is RE-40 (Residential Estate 40,000 sq ft minimum lot size). The approximate location is 171 S Pioneer Circle in Brookside. The applicant is Michelle DePrizio.
5. ROAD VACATION PLAT (Public Hearing - Legislative): Review an application to vacate Carson Circle, a public street, located in the Dixie Deer Phase 5 Subdivision in Central. The approximate location is 265 N Butch Cassidy Trail in Central. The applicant is Eric Charlton.
6. FINAL PLAT (Public Meeting - Administrative): Review an application for Final Plat for the Carter Subdivision in New Harmony. The project parcels are 3094-A-NS, and 3093-A-6-NS with an approximate location of 1750 E Hwy 144 in New Harmony. The project area is 36.20 acres, currently zoned RA-5 (Residential Agricultural 5 acre minimum lot size). The applicant is Jim Carter.
7. FINAL PLAT (Public Meeting - Administrative): Review an application for Final Plat for the Glen Cove Estates Phase 2 subdivision in Veyo. The project parcel is 8182-B-NW. There are a total of 4 lots being created in Phase 2. The project location is approximately 600 W 300 N in Veyo. The applicant is Lemuel Leavitt.
8. GENERAL PLAN UPDATE - MODERATE INCOME HOUSING PLAN ELEMENT (Public Hearing - Legislative): Review proposed strategies to update the Washington County General Plan - Moderate Income Housing Plan Element. Strategies, Timelines, and Implementation Steps have been updated to support Washington County in reporting back to the state with our annual Moderate Income Housing Report. Discuss, hold public hearing, and provide recommendations to the County Commission.
9. PRESENTATION - PRESERVING RURAL CHARACTER (Public Meeting - Administrative): Mr. Sumner Swaner will be sharing a presentation on Preserving Rural Character.
10. MINUTES: Consider approval of the minutes of the regular Planning Commission meetings held on April 8, 2025.
