Cedar City Board of Adjustments Agenda April 7, 2025 The Cedar City Board of Adjustments will hold a meeting on Monday, April 7, 2025, at 5:15 p.m. in the City Council Chambers, 10 North Main Street, Cedar City, Utah. Board Members: Dorian Page; Chris Bearnson; Chad Carter; Brittany Fisher; Terry Hermansen; Steve Nelson; John Webster; Assistant City Attorney Karl Andersen; Building Official Drew Jackson; Executive Assistant Natasha Nava. 1. Call to Order. 2. Approval of Minutes. 3. Approval of Findings of Fact. 4. Request for Home Occupation daycare business at approximately 257 South 700 West (R-2-2)/ Imagination Creation Daycare/ Ashlyn Johnson. 5. Request for Home Occupation daycare business at approximately 309 South 1000 West (R-1)/ Bizzy Bee Daycare/ Keisa Dalton. 6. Request for Home Occupation daycare business at approximately 292 West 1500 North, Unit A (R-3-M)/ Friendz Childcare/ Julia Shettell. 7. Request for Variance to not install curb, gutter, and sidewalk in the vicinity of Iron Springs Road and 5300 West; B-1700-0017-0000; B-1700-0016-0000; B-1700-0015-0000/ CG Development/ Russell Westwood. 8. Request for Variance to allow replacement billboards within 1,000 feet of other billboards approximately 150 East Nicholas Canyon Road B-1205-0002-0000; 101 East Nichols Canyon Road (actual) B-1557-0000-0000; and approximately 150 West 2200 North B-1486-0004-0000/ YESCO/ Randall McUne. 9. Request for Variance of rear setbacks at approximately 450 East 325 South/ SAA/ Tom Jett. 10. Request for Variance of front setbacks at approximately 2448 West 625 South/ Chris Raban.
