The meeting was called to order at 4:00 p.m. by Mr. Riddle, board chair.
First Item of Business: The minutes of the April 18, 2024 meeting were presented for approval. No corrections or additions were made to the minutes. A motion to approve the minutes was made by Ms. Symchych. The motion was seconded by Mrs. Walker.
Second Item of Business: The unaudited year-end financial report was presented to the board for review. Mrs. Pressett explained that the report is prepared by Loucks and Schwartz and then uploaded to the HUD website. The unaudited report is part of the annual REAC score that the Housing Authority has. This is the second year that we had a reduction of the total points available because the unaudited report was submitted past the deadline. The board instructed Mrs. Pressett to address this problem with the accountants and look for alternative accounting solutions. The report did not require any board action. No other financial reports were available for the fiscal year at this point.
Third Item of Business: Mrs. Pressett presented the Five Year Plan for the boards consideration and approval; Resolution #105-24. After review of the plan Mr. Fallon made a motion to approve Resolution 3105-24. The motion was seconded by Mrs. Walker. The motion passed.
Forth Item of Business: Mrs. Pressett gave an update on several HUD programs that will be implemented and updated. The PIH - PIC portal is nearly ready to go active and on-line. This is where all of the tenant information is uploaded and our subsidy is from. Currently there is a software problem and the go live date has been pushed back until September of 2025
NSpire is the new inspection standards that HUD is going to. Each housing authority chose the date as to when they would implement the standards. Our implementation date was August of 2024. At the present time the program has also been pushed back to go live until sometime in 2025.
We have received the date for the annual REAC Inspection. It is scheduled for Thursday August 15, 2025.
Fifth Item of Business: There was not a need for a closed meeting.
A motion to adjourn the meeting was made by Mrs. Walker. The motion was seconded by Mr. Fallon. The meeting was adjourned at 4:25 p.m.
