We want to hear from you! Public comments and questions will be received within the public comment window. To submit a comment or question please contact the assigned planner via email or leave a voicemail, your questions will be answered within a week after the comment window has ended.
During and following this comment period, the Planning Division will evaluate the proposal against the applicable zoning standards, taking into consideration public comments as they relate to the standards, and develop a recommendation for the Planning Commission.

The 265 - Zoning Map Amendment
Joe Brown and Dave Hunter of Silverado Development, LLC, on behalf of the property owners, Raven One, LLC, are requesting a Zoning Map Amendment for the property at approximately 265 E 100 S. The proposal is for a map amendment from RMU (Residential/Mixed Use) to D-1 (Central Business) zoning district. The rezone would enable redevelopment of the site with a mixed-use development including ground floor retail and residential units on the upper floors. The property is approximately 2.19 acres or 95,350 sq. ft.

Text Amendment Related to Administration of the Zoning Code
Mayor Erin Mendenhall initiated a text amendment to multiple sections of Title 21A - Zoning related to how to administer the zoning code. The changes include:
. Adding design standards as a recognized type of zoning regulation.
. Formalizing zoning approval through building permit or business license and removing obsolete site plan review process.
. Clarifying when a use or structure is considered nonconforming.
. Distinguishing and clarifying the administrative interpretation and the determination of nonconforming use processes.
. Removing the AG-20 zoning district because the district is not mapped on the city's zoning map and is not an active zoning district.
. Deleting chapter 21A.35 - Character Conservation Districts because none has been created since chapter was added to the code in 2013.
This amendment will not substantially change existing standards nor change how the planning division administers the zoning code. The intent is to align the code with established processes and current practice, which will strengthen legal standing, assist staff, and enhance transparency.

Tempo Road Street Vacation
Ryan Loumis, property owner representative, is requesting approval to vacate a portion of Tempo Road abutting the property at 1800 S 7200 W. The property is located in the M-1, Light Manufacturing zone, the Inland Port Authority Overlay and Airport Flight Path Protection Overlay Zone C and is currently used for agricultural purposes. The portion of Tempo Road proposed to be vacated is approximately 1,332 FT in length and 66 FT in width. The applicant is requesting the street vacation in response to a lack of use by the public, illegal dumping, and unlawful activities. When a street or a portion of a street is vacated, it is no longer public property. In this case, the petitioner has requested to purchase this portion of the street right-of-way and include it in their property boundary. The map includes the approximate area under consideration.

Partial Street Vacation at 1101 W 400 S
Salt Lake City is reviewing a petition submitted by the property owners of 1101 W 400 S to 'vacate' a portion of the street right-of-way adjacent to their property at the corner of 400 South and 1100 West. When a portion of a street is vacated, it is no longer public property. In this case, the petitioner is requesting to purchase this portion of the street right-of-way and include it in their property boundary. The area in question is approximately 5 feet between the property boundaries and the public sidewalk. The sidewalk would not be impacted by this request. The process for removing the status of this portion of the right-of-way as a public street is called a Street Vacation and requires review by the Planning Commission and approval by the Salt Lake City Council.

Rio Grande District Zoning Map and General Plan Amendments
The Mayor has initiated a petition to update the Downtown Plan and amend the Zoning Map of Salt Lake City to better align with recommendations of the recently completed Rio Grande District Vision & Implementation Plan. The Vision & Implementation Plan was completed by the Community Reinvestment Agency and charts the course for creating an urban, transit-oriented neighborhood adjacent to the Salt Lake Central Station transit hub in west downtown. The Zoning Map Amendment rezones 35 properties within the Rio Grande District from GMU (Gateway Mixed Use) to D4 (Downtown Secondary Business District). The purpose of the zone change is to allow additional building height.
