Panguitch City Planning and Zoning Minutes February 3, 2025, at 5:00 pm The Panguitch Planning and Zoning meeting was held at the Panguitch City Office at 25 S 200 E. Those in attendance were City Manager Mat Houston, City Recorder Tyrissa Howell, Committee Chair Chad Veater, and committee members Garrett Wolfley, Jon Torgerson, Clarence Herron, and Tracy Wright. Adoption of the Agenda Garret Wolfley moved, seconded by Jon Torgerson to adopt the agenda. The motion passed with all in favor. Approval of the Minutes Jon Torgerson moved, seconded by Tracy Wright to approve the minutes. The motion passed with all in favor. Public Hearing Zoning Change at 750 E Center Tracy Wright Moved Seconded by Jon Torgerson to enter a Public Hearing for a Zone Change at 750 E Center Street. The motion passed with all in favor. Ben Cox presented his plan to construct 240 storage units at 750 E Center to the Planning and Zoning Committee. The property is 3.95 acres. He also discussed drainage, setbacks, fencing, and lighting. Mr. Cox will be meeting with UDOT to discuss traffic and a possible turning lane. Larry MrkVicka inquired about the proximity of the storage unit fence to his existing fence, to which Mr. Cox replied it would be one to two feet away. Mr. MrkVicka then asked about the lighting for the storage units. Mr. Cox explained that the lighting would be installed on the buildings and directed downward to minimize light pollution. Additionally, Mr. MrkVicka asked if there would be 24/7 access to the units, and Mr. Cox confirmed that there would be. He also noted that the average number of vehicles visiting storage facilities with 100 units is around four per day. Chad Veater suggested that Mr. Cox engage a skilled engineer to assist with the drainage plans. Jon Torgerson moved, seconded by Garrett Wolfley to exit the Public Hearing. The motion passed with all in favor. Zone Change Agriculture To commercial at 750 E Center for Storage Units Jon Torgerson moved, seconded by Tracy Wright to recommend a zone change at 750 E Center from agricultural to commercial. The motion passed with all in favor. Signage - Nettie's Vintage Trailer Resort Tracy Wright moved, seconded by Clarence Herron to approve the signage for Nettie's Vintage Trailer Resort. The motion passed with all in favor. Adjournment Clarence Herron moved to adjourn at 5:32 pm. _________________________________ Recorder, Tyrissa P. Howell
