PUBLIC NOTICE OF MINOR SUBDIVISION as Requested by Thunderbird Acquisitions LLC Public notice is hereby given that on Wednesday, January 29, 2025, at 7:00 p.m. in the basement of the Orderville Town Office, located at 425 East State Street, Orderville, Utah; the Orderville Town Planning and Zoning Commission will hold a Public Meeting concerning the request by Thunderbird Acquisitions LLC for a minor subdivision with 1 lot being divided into 2 from Parcel O-4-157B-ANNEX. A portion of the SE1/4 SW1/4 Section 19, Township 41 South, Range 7 West, Salt Lake Base and Meridian, Utah, more particularly described as-follows: COMMENCING at the south 1/4 corner of said Section 19; thence, along the north-south 1/4 section line, North 00° 52' 42' East 517.56 feet, to the POINT OF BEGINNING; thence North 89° 05' 27' West 287.84 feet; thence North 58° 09' 45' West 178.26 feet; thence North 43° 17' 09' East 341.86 feet; thence South 65° 53' 00' East 228.71 feet, to said 1/4 section line; thence, along said section line, South 00° 52' 42' West 254.04 feet, to the POINT OF BEGINNING, containing 2.44 acres (more or less). SUBJECT TO a 33-foot-wide easement for ingress and egress, the centerline of which is described as-follows: COMMENCING at the south 1/4 corner of said Section 19, Township 41 South, Range 7 West, Salt Lake Base and Meridian; thence, along the north-south 1/4 section line, North 00° 52' 42' East 771.59 feet, to the northeast corner of the dominant tenement's property; thence, along the north line of the dominant tenement's property, North 65° 53' 00 West 228.71 feet, to the northwest corner of said property; thence North 46° 42' 51' West 16.50 feet, to the POINT OF BEGINNING; thence, South 43° 17' 09' West 548.90 feet, to the beginning of a curve; thence, along the curve turning to the right 232.80 feet, with a central angle of 76° 13' 07', having a radius of 175.00 feet, and whose long chord bears South 81° 23' 43' West 216.01 feet; thence North 60° 29' 43' West 147.23 feet; thence North 55° 28' 18' West 179.34 feet, to the southeasterly right-of-way of US Highway 89 and the POINT OF ENDING. Easement offset lines are to be extended or trimmed to end at said highway right-of-way line.
