Planned Development & Design Review
The proposed project is for a new mixed-use building to replace the surface parking lot at 470 W 600 S. The eight-story building will consist of three levels of structured parking with a retail space on the ground floor and residential uses on levels 4 - 8.
Level 4 will have two courtyards and an amenity deck for the use of the building's residents. The residential units will be a mix of studio, 1-bedroom, and 2-bedroom for a total of 275 units. The structured parking will provide the required parking for the users of this building as well as 2 other new buildings on the block that have already received planning commission approval.
An east/west midblock walkway will be installed as part of this project which will run along the south side of the proposed building and connect with the existing north/south midblock walkway that was recorded as part of a different phase of overall project. The 1,230 SF ground floor retail space is proposed to be at the rear of the building, rather than adjacent to 500 W, and will be accessible through the midblock walkways. This configuration is proposed to focus the active uses on the urban park being built in the middle of the block.
