Public Comments and Questions
We want to hear from you! Public comments and questions will be received within the public comment window. To submit a comment or question please contact the assigned planner via email or leave a voicemail, your questions will be answered within a week after the comment window has ended.
During and following this comment period, the Planning Division will evaluate the proposal against the applicable zoning standards, taking into consideration public comments as they relate to the standards, and develop a recommendation for the Planning Commission.

Zoning Text Amendment to Clarify Zoning Ordinance Section 21A.02.050 & 21A.33 Land Use Tables - Utility Related Uses and Structures Exemptions
Mayor Erin Mendenhall initiated a petition to clarify exemptions in Section 21A.02.050.B and to revise footnotes in the land use tables in 21A.33. The purpose of the amendment is to:
- Clarify the city's longstanding practice of exempting necessary utility equipment (as listed in Section 21A.02.050B and updated as needed) from zoning regulations.
- Include fencing required to secure specific utility equipment within the exemption from zoning regulations.
- Emphasize that certain utility uses, such as water treatment plants and electricity generating plants, are not exempt and must comply with applicable zoning regulations.
- Ensure uniformity in land-use tables found in chapter 21A.33 by standardizing the footnotes referencing Section 21A.02.050B.

Design Review - 1975 W North Temple
Brandan Case (representing the property owner) is requesting Design Review approval for an addition to an existing building at 1975 W North Temple St. The existing building, owned by LA Roser (an industrial refrigeration company), contains offices and warehousing, and the proposed 2-story addition will provide approx. 10,650 SF of office space.
Design Review: New development in the TSA zoning district (where the project site is located) is required to obtain a Development Review score. Scores are assigned based on the proposal's compliance with certain development guidelines and incentives. If the proposal receives a score of 125 points or greater, it can qualify for administrative approval. If it receives a score less than 125 points, the proposal must be reviewed through the Design Review process and approved by the Planning Commission. As proposed, the addition wouldn't qualify for 125 or more points, so the applicant is seeking approval through the Design Review process. Design Review is also required for modifications to the required Design Standards in City Code Chapter 21A.37, which may also be considered as part of the review process.
