Planning and Zoning Pending Minutes for December 4, 2024 The Planning commission met on Wednesday, December 4, 2024 at the public safety building located at 130 W. Main in Cleveland, Utah at 7:00 pm. Those present were commission members: Chair Tracy Randall on phone, Tyler Rowley, Nancy Livingston, and Lowell Gardner. Council Member Kristen Vose was not in attendance. Public attendees: Cameron Bennett The Meeting was called to order by Lowell Gardner. Public Comments: None Minutes: A motion to approve the minutes for Nov. 6, 2024 regular and public hearing was made by Tyler Rowley. Seconded by Tracy Randall. All were in favor, minutes were approved. Public Comments: None Item #1 Cameron Bennett would like to get zoning approval for a building permit for the property located between 330 W and 360 W Main. Lot size is over 11,000 square feet, house is single story dwelling, sides are 15' and 14' 8', rear setback is 63' 6.5', front has 30', has water and sewer already. A motion made by Tyler Rowley to approve the zoning for the building permit. Second by Nancy Livingston. All were in favor, motion passed. Item #2: Josh Taylor would like to sell guns from his home along with his trap and fur business. Josh Taylor was not in attendance. Table item for further research to see what requirements there are. Tracy Randall will check with County and also has some questions for him. Lowell Gardner would like to know about ATF requirements. Tracy Randall made a motion to table item till next month. Second by Tyler Rowley. All were in favor, motion passed. Item #3: Need to appoint a flood plain manager. Last month the State people told us that we needed to have a manager to work with the state. Tracy Randall made a motion to nominate Lowell Gardner as the Flood Plain Manager. Second by Nancy Livingston. All were in favor, motion passed. Item #4: Need to approve next meeting date in January since the 1st Wed is New Year's Day. Choices are either Thursday the 2nd or January 8th the second Wednesday. Tracy Randall was not sure of her schedule, Lowell Gardner could not attend the 8th so would prefer the 2nd. Nancy Livingston made a motion to change the January meeting to January 2nd, and then continuing the rest of the year on the first Wednesday of the month. Second by Tyler Rowley. All were in favor, motion passed. Item #5: Adjourn Meeting: Tyler Rowley made a motion to adjourn the meeting. Lowell Gardner adjourned the meeting. Nancy Livingston, Clerk
