About Open Houses Online Open Houses are hosted by the Planning Division as an opportunity for constituents to stay informed, review projects, and provide comments and questions. Public comments and questions will be received within the public comment window. To submit a comment or question please contact the assigned planner via email or leave a voicemail, your questions will be answered within a week after the comment window has ended. The land is currently vacant, previously occupied by a single-family home that was demolished in 2022. This part of the alley does not currently serve a functional purpose or access for nearby residents to their properties or to the park, and it has been fully incorporated into Madsen Park as part of a multi-purpose field and basketball court which have made it unusable as a public right-of-way. The applicant is requesting this closure so that all property that makes up Madsen Park can be consolidated into 1 parcel. Alley Closure: As part of this review process, this request is required to solicit comment from local recognized organization (s). Closing an alley in this manner is regulated by State Code 72-5-105 (4), (5), and (7), which requires the request to be heard at a public hearing (City Council) and the alley closed by adopting an ordinance. This request is not required to receive a recommendation from the Planning Commission before being heard by the City Council, who will hold the required public hearing and make a decision to adopt or deny the alley closure. This development will be built to the Department of Energy's Zero Energy ready standard and will be an all-electric community. There are two and three-bedroom options, and each unit will have a two-car garage. As a part of the Planned Development, they have requested the following modifications from zoning: To allow the north balconies to encroach into the side yard setback, an exception from the interior glass percentage standards, and an additional height of 4' (for a total height of 34' ). Additional modifications may be considered as part of the review process.
