Notice of Public Hearing Zone Change as Requested by Thunderbird Acquisitions LLC Public notice is hereby given that on Monday, October 28, 2024, at 7:00 p.m. in the basement of the Orderville Town Office, located at 425 East State Street Orderville, Utah, the Orderville Town Planning and Zoning Commission will hold a public hearing concerning a proposed revision to the Orderville Town Zoning Ordinance and Map as requested by Thunderbird Acquisitions LLC. At the time and place set forth above, all interested persons my appear and will be given an opportunity to be heard either in support of or in opposition to the application by Thunderbird Acquisitions LLC to change the zone of the following described property from: COMMERCIAL (C-1) to INDUSTRIAL (I-1): PARCEL O-4-157-ANNEX Commencing at the West 1/4 Corner of Section 19, Township 41 South, Range 7 West, Salt Lake Base & Meridian, Utah: and running thence South 88*58'12' East along the east-west centerline of said Section 19, 2079.20 feet to the intersection with the westerly right-of-way line of U.S. Highway 89 and running thence South 16*58'09' West along said right-of-way line of U.S. Highway 89 624.39 feet to the POINT OF BEGINNING; thence South 16*58'09' West along the westerly right-of-way line of U.S. Highway 89 445.24 feet to the PC of a Curve to the right, Curve Data: Delta = 5*42'12', Radius = 2773.53 feet, Chord = South 19*48'52' West 275.97 Feet; thence along the arc of said curve 276.08 feet to the point of intersection of the easterly right-of-way line of Old U.S. Highway 89 and westerly right-of-way line of U.S. Highway 89; thence North 10*22'54' West along the easterly right-of-way line of Old U.S. Highway 89 248.56 feet to the PC of a Curve to the left, Curve Data: Delta = 5*44'55', Radius = 1005.04 feet, Chord = North 13*16'21' West 100.80 Feet; thence along the arc of said curve 100.84 feet; thence North 40*21'46' East 450.00 feet to the point of beginning containing 1.48 acres (more or less).
