1. Minutes of June 5, 2024, read by Judy Downs.

2. Discussion with Brad and Katie Wilson about clearances/set backs on their property at 5574 N 3100 W. They are interested in having an enclosure for animals (horses). Their shed is located less than the 100' requirement from their neighbors' home. Their shed is also nearly in line with the front of their home, which leaves them minimal room on the west side to add an enclosure for animals. The question arose what if they divided the shed with a permanent wall which would move the animal enclosure beyond the minimum 100' required? Would this satisfy the zoning requirement? Also being considered was physically dividing the shed into two separate buildings. How wide would the distance between the two buildings have to be? The Commission didn't feel like they could answer these questions without help from the Town Attorney. These questions will be sent to the Town Attorney for clarification.
3. An Application for a Subdivision of property from David Wood at 8490 N 2400 W was presented. The Application was filled out, a perc test has been performed, and an Application for Culinary Water was presented. The subdivision is a lot immediately north of the Dave Wood residence. It will be slightly bigger than one acre, with a frontage of over 150 feet.

A Land Use Certificate of Approval was issued. Jason Munk as Acting Chairman will have the form notarized and delivered to Dave Wood. Dave Wood can then file the form with Cache County.
4. Mike Diehl filed a Petition for Zone Change or Code Amendment. The Amendment would apply to the Agricultural Zone. The Amendment would change 7.1.15 of the Amalga Town Code to match 7.2.14 of the code. This would unify the Agricultural Zone, the Residential Zone, and the The Residential - Mixed Use Zone so that the requirements for location of enclosures of animals is the same in these three zones.

A Public Hearing will be scheduled August 7, 2024, prior to the regularly scheduled Planning and Zoning Meeting.
5. A letter to be sent to individuals in the town who may be in violation of the Town Code was reviewed. The letter follows:
It has come to the attention of the Amalga Planning and Zoning Committee that you may be in violation of one of the Amalga Town Codes. The Committee would like to meet with you sometime in the next 60 days to determine if this is the case, and if so, work out a solution. The Planning and Zoning Committee meets the first Wednesday of each month. The deadline to be placed on the agenda is 12:00 Noon, the Sunday preceding the meeting. The agenda is required to be placed on the Utah Public Website prior to the meeting. To be placed on the agenda please contact the Secretary Dave Lee. His phone number is 435-881-0552.
