MINUTES OF THE REGULAR MEETING OF THE PLANNING AND ZONING COMMISSION
CENTRAL VALLEY TOWN, SEVIER COUNTY, UTAH
A regular meeting of the Planning and Zoning Commission of Central Valley Town was held on March 13, 2024 at 7:30 pm at the Central Valley Town Hall, Central Valley Utah after due and timely notice had been provided pursuant to Section 52-4-2, UCA, 1953, as amended.
COMMISSION MEMBERS PRESENT: Brandon Barney and Cassie Bateman
SECRETARY: Karen Busk
MAYOR AND TOWN COUNCIL REPRESENTATIVE: Gary Barney Mayor, Cody Winkel Town Council
PUBLIC PRESENT: Tyler Timmons, Robyn Taylor, Yates Taylor, Jeremy Johnson, Quinn Davis, and Robin Ames
WELCOME: Brandon Barney
PLEDGE OF ALLEGIANCE: Led by Brandon Barney
Minutes Approval: Brandon Barney made a motion to approve the minutes and Cassie Bateman seconded. All members voted yes; February minutes approved.
AGENDA
1. Jeremy Johnson and Quinn Davis - Cove Peak Estates Subdivision
Jeremy Johnson and Quinn Davis wanted to discuss the Cove Peak Estates Subdivision. There was no bill of sale for the property. Brandon explained without a bill of sale the commission could not discuss their proposal any further. They requested to be put on the for the April 10th agenda and stated that there would be a bill of sale by then.
2. Conditional Use Permit - Robyn Taylor
Robyn Taylor and Yates Taylor met with the commission to establish a hat making business called Ropin' Robyn Hat Company. Robyn has payed for a business license with Central Valley Town. Brandon gave her a Conditional Use Permit, which she filled out at the meeting. Brandon motioned to move for a public meeting April 10th. Cassie seconded the motion. All members voted yes. Motion carried
3. Land Use Ordinance - update continued
Cody suggested that the commission consider making lot frontages larger, perhaps 110-120 feet and to increase lot setback that are currently at 30 feet. Tyler stated that he would review the setbacks but that minimum lot sizes and setbacks goes thru Planning and Zoning. He also said that Mike Hansen would go thru the administration process when the commission meets with him in April. Brandon asked if the state of Utah will force towns to do developments. Tyler said 'not that he is aware of.' He suggested that we finish up subdivisions and then move on to land use. He asked that Sheyenne let him know when the April meeting is scheduled for with Mike Hansen.
Tyler stated that the town has a lot of power when it comes to Annexation and financial benefits to the town. Brandon told him that he will make sure he is aware of the meeting date and time and that the commission will wait for suggestions from Tyler before we continue with the Land Use Ordinance.

1. A motion was made to adjourn by Brandon Barney; Cassie Bateman seconded the motion. All members voted yes. Motion carried.
