NOTICE: The regular meeting of the Washington County Planning Commission will be held on Tuesday, April 09, 2024, beginning at 1:30 p.m. in the Commission Chambers in the Washington County Administration Building, 111 East Tabernacle, St. George, Utah and via Zoom. Access to this meeting is:

All applications must be reviewed at the Staff Joint Development meeting which are conducted as noticed, usually the first Tuesday of the month. The following complete applications, determined by staff to be ready to proceed to the Planning Commission, are on the Planning Commission agenda and will be heard in the following order:
(Please note: Any public hearing item comments will be limited to 2 minutes per person per item and will be strictly adhered to. A spokesperson representing a group to summarize their concerns will be allowed 5 minutes to speak. Repetitious commentary will not be allowed.)
1. CONDITIONAL USE PERMIT (Public Hearing). Review an application to install fiber optic cable for Phases 3 & 4 in the New Harmony Area. The applicant is South Central Broadband.
2. ROAD VACATION (Public Hearing). Review a roadway vacation for a portion of the Shooting Sports Park Road, it was dedicated to Washington County and has been determined that the width of roadway can be reduced while still providing adequate public access. Applicant is Washington County Staff.
3. ZONE CHANGE (Public Hearing). Review an application for a zone change for Parcel 6074-A, currently zoned A-20 (Agricultural 20-acre min lot size) located in Pine Valley. The applicant is applying to have it changed to RA-2.5 (Residential Agricultural min lot size 2.5-acres). This will bring it into zoning compliance to be able to build a single family home with potential agricultural use. Applicant is Pamela Coats.
4. AMENDED PLAT (Public Meeting). The applicants are proposing to combine Parcels BSH-37-NW and BSH-38-NW into one lot. The current zone is RE-40 (Residential Estate 40,000 square feet min lot size) and the approximate location is 213 Stage Coach Dr., Brookside. The applicants are Gary and Sharon Nielson.
5. FINAL PLAT (Public Hearing). Review a final plat for Parcel 3013-NS, currently zoned RA-5 (Residential Agricultural 5-acre min lot size) located in New Harmony. The applicant is Kolob Heights, LLC.
6. ZONE CHANGE & PRELIMINARY PLAT (Public Hearing). The applicant is proposing to rezone Parcels C-39-D-NW and C-39-C-NW which are currently zoned A-20 (Agriculture 20-acre min lot size) to zones RA-10 (Residential Agriculture 10-acre min lot size) and A-10 (Agriculture 10-acre min lot size) respectively. In addition to a zone change, they've also applied for a preliminary plat to create one 10-acre parcel, and one 19.27 acre parcel. An LDS church is proposed to be built on parcel C-39-D-NW. Approximate location is 586 Center St. in Central. The applicant is Brown Consulting Engineers.
7. ZONE CHANGE (Public Hearing). Review an application for a zone change for Parcels DVR-24-A, DVR-26-A, DVR-28-B and CTDV-14-B-DVF, currently zoned RE-40 (Residential Estate 40,000 sq. ft. min lot size) and RA-5 (Residential Agricultural 5 acre min lot size). Community Development Staff are wanting to rezone the parcels to RA-2.5 (Residential Agricultural 2.5 acre min lot size) to resolve zoning issues and make the parcel zoning compliant. This is a Washington County Staff initiated zone change.
8. ZONE CHANGE (Public Hearing). The applicant is proposing to rezone a portion of parcel 7246-A-DVF-SLL from OSC-20 (Open Space Conservation 20-acre min lot size) to RE-40 (Residential Estate 40,000 sq ft min lot size). The zone change would support a proposed future subdivision development; Wuchim Phase 1. The applicant is Dammeron Corporation c/o Brooks Pace.
9. MINUTES. Consider approval of the minutes of the regular Planning Commission meeting held on March 12, 2024.
10. COUNTY COMMISSION ACTION REVIEW. Review of action taken by the County Commission on planning items.
