Planning and Zoning Pending Minutes for March 6, 2024
The Planning commission met on Wednesday, March 6, 2024 at the public safety building located at 130 W. Main in Cleveland, Utah at 7:00 pm. Those present were commission members: Chair Tracy Randall, Tyler Rowley, Nancy Livingston, absent was Lowell Gardner. Randy Jensen was excused due to illness. Council Member Kristen Vose was present.
Public attendance: Shari Jensen, Carl & Lucy Sherman.
The Meeting was called to order by Chair Tracy Randall at 7:03 pm and then led the pledge.
Minutes: A motion to approve the minutes for February 7, 2024 was made by Tyler Rowley. Seconded by Nancy Livingston. All were in favor. Motion passed.
Public Comments: No comments were given.
Started with Item #3 because Shari Jensen was not in attendance yet.
Item #3: Lucy Sherman would like to get zoning approval for a building permit to install a modular home on property in Cleveland Town.
Carl and Lucy Sherman want to put a modular on 735 E 100 N. Showed a plot map of property and where the modular will go. Looked at setbacks and sides. They were the appropriate distances, property size was larger than minimum, half acre. Meets frontage requirements. Property is residential. Asked if they have water access on property. They have the water shares for the water. They will come in to get the culinary, sewer, and secondary set up. Motion made by Tyler Rowley to approve the zoning for the Carl and Lucy Sherman's property. Second by Nancy Livingston. All were in favor, motion passed.
Item #1: Tate and Shari Jensen would like to apply for a business license for TSJ Farms Business.
Shari Jensen explained about the license for TSJ Farms, LLC. Will operate out of construction office. Put farming operations into a business to organize it and compartmentalize the land to protect it and the equipment. Motion made by Nancy Livingston to approve the business license for TSJ Farms. Seconded by Tyler Rowley. All were in favor, motion passed.
Item #2: Tate and Shari Jensen would like to apply for a business license for South Flat, LLC Business.
Shari Jensen explained about the license for TSJ South Flat, LLC. Will operate out of construction office. Putting it into a business to organize it and compartmentalize the land to protect commercial real estate. Motion made by Tyler Rowley to approve the business license for TSJ South Flat, LLC. Seconded by Nancy Livingston. All were in favor, motion passed.
Item #4: Adjourn Meeting:
Nancy Livingston made a motion to adjourn meeting. Seconded by Tyler Rowley. All were in favor, motion passed. Meeting was adjourned at 7:25 pm.
