NOTICE is hereby given that the Kanab Planning Commission will hold its regular Commission Meeting on the 2nd day of April 2024, in the City Council Chambers at the Kanab City Office located at 26 North 100 East in Kanab. The Planning Commission meeting will convene at 6:30 PM and the agenda will be as follows:

1. Call to Order and Roll Call
2. Approval of meeting minutes from March 19, 2024
3. Public Comment Period - Members of the public are invited to address the Planning Commission. Participants are asked to keep their comments to 3 minutes and follow rules of civility outlined in Kanab Ordinance 3-601

4. Public Hearing - Discuss and recommend to City Council a Development Agreement for parcel K-24-4A allowing a commercial zone to use street parking in place of the on-site parking required in Chapter 6. [Applicant: Ben Beckstead]
5. Public Hearing - Discuss and recommend to City Council a Zone Change for Parcel K-23-3 from R-1-8 [Single Family Zone] to C-2 [Commercial] approximately located at 44 North 100 East. [Applicant: Ryan Hatch]

11. Discuss, approve, or deny a site plan for parcel K-23-1 located at 20 N 100 East (rear of the property) new construction for an Outreach Building. [Applicant: Kane County]
12. Discuss and recommend vacating a utility easement between parcels 65-2064 and 65-2065 approximately located at 953 W Vance Dr. [Applicant: Iron Rock Engineering]
13. Discuss and recommend a plat amendment to the Kanab Creek Ranchos, unit 3 parcels 65-2064 and 65-2065 approximately located at 953 W Vance Dr. The plat amendment will join the two lots into one lot. [Applicant: Iron Rock Engineering]
