NOTICE OF MEETING PLANNING COMMISSION CITY OF ST. GEORGE WASHINGTON COUNTY, UTAH Public Notice Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a Planning Commission meeting in the City Council Chambers, 175 East 200 North, St George, Utah, on Tuesday, October 10, 2023, commencing at 5:00 p.m. The agenda for the meeting is as follows: Call to Order Flag Salute 1. Riverside Drive General Plan Amendment - PUBLIC HEARING: Skyler Lawrence and Wes Davis, representing Rulon B Cox Land and Ivn. CO is requesting approval of a general plan amendment to change the land-use map from LDR (Low Density Residential) to COM (Commercial) on approximately 18.69 acres generally located on the north side of Riverside Drive between approximately 800 East and 1050 East. Case No. 2023-GPA-006 (Staff - Carol Winner) 2. NJE Family LC Zoning Map Amendment - PUBLIC HEARING: Mike Terry, representing DSG Engineering, is requesting approval to change the zone from RE-20 (Residential Estates 20,000 square foot minimum lot size) to A-1(Agriculture one-acre minimum lot size). To create consistent zoning on two parcels equaling a 2.48-acre parcel. This property is generally located at 2650 East Seegmiller Drive. Case No. 2023-ZC-013 (Staff - Dan Boles) 3. Tuscan Hills Planned Development Amendment - PUBLIC HEARING: Guy Haskell and Diane Rowberry, representing Haskell Homes, Inc, is requesting approval of an amendment to the Tuscan Hills Planned Development Residential zone. The amendment would allow the applicant change the amenities from the original amenities that were approved. The property is generally located at Province Way and Gap Canyon Pkwy. Case No. 2023-PDA-020 (Staff - Mike Hadley) 4. Fiesta Fun Conditional Use Permit - Pablo Gotay, representing VCBO Architecture, is requesting approval of a conditional use permit to build an addition onto the Fiesta Fun Center for the purpose of adding more indoor entertainment space. The project is generally located at 171 East 1160 South Street. The applicant is Brett Crockett. Case No. 2023-CUP-003 (Staff - Carol Winner) 5. Sunshine Way Subdivision Amended Preliminary Plat - Steve Kamlowsky, representing Brown Consulting Engineers is requesting approval an Amended Preliminary Plat to develop three (3) lots on approximately 0.61 acres located generally on the northwest corner of 2400 South and 3430 East. The applicant is JMW Utah LLC Series SG-144-C. Case No. 2023-PP-033 (Staff - Carol Winner) 6. Ponderosa Subdivision Preliminary Plat - Steve Kamlowsky, representing Brown Consulting Engineers is requesting approval an Amended Preliminary Plat to develop four (4) lots on approximately 4.42 acres located generally on the northeast corner of 200 South Street and 200 West Street. The applicant is Meristan LLC. Case No. 2023-PP-031 (Staff - Dan Boles) 7. Minutes Consider a request to approve the meeting minutes from the September 26, 2023, meeting. 8.
