- The Hyde Park City Planning Commission will hold a Public Hearing to: Consider a rezone application submitted by Richard Gallacher to change the zoning from Commercial to a Mixed-Use (mix of commercial/retail and residential). 105 E 3100 N Parcel #04-058-0051 3.29 acres See HPC Code section 12.270 Mixed-Use Zone Consider edits to the following Hyde Park City ordinances: HPC 12.30 Regulations Applicable to All Zones To qualify or supplement the zoning district regulations contained elsewhere in this Zoning Ordinance. HPC 12.70 Parking and Loading Space, Vehicle Access Regulations The purpose is to regulate parking and loading spaces, vehicle traffic, and access in order to provide orderly and adequate development of such amenities and promote the safety and well-being of the citizens of the city. HPC 12.80 Conditional Uses The purpose is to allow, in certain areas or zone districts, the compatible integration of land uses which may be suitable and desirable only in certain locations in that zone (1) due to conditions and circumstances peculiar to that location, (2) upon certain conditions that make the use suitable, and/or (3) if such uses are designed, laid out, and constructed on the proposed site in a particular manner.
