RIVERTON CITY PUBLIC NOTICE Notice of Property Sale The Riverton City Council will hold a public hearing on Tuesday, July 18, 2023 beginning at 7:00 p.m. in the Riverton City Municipal Building located at 12830 South Redwood Road to hear the following item: Riverton City is providing notice of their intent to sale commercial land located at 4121 West 12600 South, Riverton, Utah 84096. The subject property is located at 4121 West 12600 South, Riverton, Utah. The subject parcel has not yet been recorded by the Salt Lake County Assessor's Office. However, the county confirmed that the subject parcel is pending approval. For the purposes of this appraisal, the subject parcel is identified as Lot 1 of Old Liberty Way Subdivision. The subject parcel contains a total of approximately 1.594 acres, or 69,439 square feet of land. The subject site has a minor corner orientation, located on the southeast corner of Old Liberty Way and 12600 South within Riverton. The subject has frontage along Old Liberty Way and 12600 South. The subject has access from Old Liberty way and may have access from 12600 South. Access is sufficient for commercial development in-line with the highest and best use of the subject. The subject has approximately (+/-)158.2' of frontage along 12600 South and approximately (+/-)360.45' of frontage along Old Liberty Way. The subject is regulated under the PCC (Planned Commercial Center) zoning classification within Riverton, and a variety of commercial uses are permitted under this zoning. The FEMA map indicates that the subject is within a zone X The subject property has some older dilapidated residential improvements on site that will need to be razed in order to make way for commercial development consistent with the highest and best use for the site. All utilities are present to the property.
