WEST VALLEY BOARD OF ADJUSTMENT MEETING This meeting will be held in person in the City Council Chambers at West Valley City Hall 3600 Constitution Boulevard West Valley City, UT 84119, and electronically via Zoom at: https://us06web.zoom.us/j/84610414968 Board of Adjustment Meeting 5/3/2023 @ 6:00 p.m. VARIANCE B-2-2023 NICK KUHN is requesting a variance from Section 7-2-118(4) of the City Code. This section states, 'where an enclosure was not originally required on a developed lot, an enclosure shall be installed upon the issuance of a new business license on the developed lot'. He is asking that the dumpster be allowed to remain where it has been since the property was developed without an enclosure. The property is located at 3668 West 3500 South and zoned C-2 (General Commercial). (Staff - Steve Lehman at 801-963-3311 or steve.lehman@wvc-ut.gov) B-3-2023 DANNY QUINTANA, representing the property owner is requesting a variance from Section 7-9-114(4)(e) of the City Code. This section states, 'that in order to allow double driveways and to allow hard surface access to the rear yard, up to, but not more than 40 percent of a front yard may be covered with a hard surface'. The applicant is requesting a variance of 30% in order to exceed the allowable hard surfaced area in the front yard. The property is located at 3350 West Enterado Avenue and zoned R-1-7(Single Unit Dwelling Residential, minimum lot size 7,000 square feet).
