PUBLIC NOTICE IS HEREBY GIVEN that the Nephi City Planning Commission will hold a public hearing on Wednesday, April 12, 2023 at 7:00 p.m. in the city council chambers located at 21 E 100 N Nephi. The purpose of the meeting is to accept public comment on changes to Title 10 Land Use Regulations of the Nephi City code regarding: - Title 10 - Definitions update to define different residential types such as duplex, triplex, quadplex, townhome, apartments, condominiums, or internal accessory dwelling units. - Title 10 - Updating required minimum density in the residential zones when multi-family dwellings are built vertically. - Title 10 - Updating required minimum lot size, frontage, density, building height, setbacks, or other related changes in all zones. - Title 10 Considering an adjustment to the R2 and R2-8 zones changing their uses and associated frontage, density, building height, setbacks, and other related additions to replace the previous zero-lot-line overlay zone specifically designed for twin homes (dual-family use). - Title 10 - Considering a new residential zone (R-4 zone) with a higher density equal to 16 units per net acres, and associated frontage, density, building height, setbacks, or other related additions to the zoning code for this zone. - Title 10 - Considering an ordinance regulating I-ADUs (Internal Accessory Dwelling Units) within Nephi.
