PUBLIC NOTICE IS HEREBY GIVEN that the Nephi City Planning Commission will hold a public hearing on Wednesday, March 8, 2023 at 7:00 p.m. in the city council chambers located at 21 E 100 N Nephi. The purpose of the meeting is to accept public comment on changes to Title 10 Land Use Regulations of the Nephi City code regarding: - Title 10 Updating required minimum lot size, frontage, density, building height, setbacks, or other related changes to the R-3 zone. - Title 10 Considering a new residential zone (R-4 zone) with a higher density equal to 16 units per net acres, and associated frontage, density, building height, setbacks, or other related additions to the zoning code for this zone. - Title 10 Considering an ordinance regulating I-ADUs (Internal Accessory Dwelling Units) within Nephi. - Title 10 Considering a zero-lot-line discussion and ordinance related to zero lot line uses in select zones specifically designed for twin homes (dual family use) with possibly a new zone for this specific use.
