Sixth South Residential High Rise - The proposed development is for a 334-unit mixed-use building with ground-floor townhomes and retail space, located at approximately 161 W. 600 South. The building is proposed to be approximately 380' in height. The building will have 8 levels of parking, 25 levels of residential, and a top level with indoor/outdoor amenity space. The development is part of a master plan that will see the remodel and repurposing of 2 buildings on the block, including the Red Lion hotel, the construction of an office building, and this mixed-use tower. Each portion of the project will be reviewed under its own application. The building is going through Design Review for the following:
- 380' building height (above 100' requires Design Review in the D-1)
- Less than 25% glassing on some of the upper floors (parking levels)
- Building entrance further than 50' apart along West Temple
- Building length that exceeds 200' along West Temple (223')

1805 Alliance House - Planned Development - Salt Lake City has received a request from Cowboy Partners, property owner representative, for Planned Development approval to construct two new 2-story, multifamily residential apartment buildings located at approximately 1805 S Main Street. The proposed development will consist of 16 deeply affordable, residential units for individuals with incomes as low as 0% of the area median income (AMI), including a community room which can be converted to a short term or long-term residential unit as needed, 10 surface parking stalls and two outdoor community patio areas.
Through the Planned Development process, the applicant is requesting the following modifications:
- Rear yard setback reduction: The Commercial Corridor Zone requires a minimum rear yard building setback of 10 feet. The applicant is requesting a modification to reduce the rear yard setback to 1 foot.
- An off-street parking reduction: Multifamily residential developments in the CC zone are required to provide 1 off street parking space for every 1-bedroom dwelling unit. The applicant is requesting a modification to reduce the number of required off street parking stalls from 16 stalls to 10 stalls.

Bumper House Planned Development and Design Review - Salt Lake City has received a request from SMH Builders for Planned Development and Design Review approval to construct a new multi-family project consisting of 287 units on the property at approximately 1050 S Washington Street. The structure is proposed to be 73 feet 10 inches in height. Existing structures will be removed and replaced with the new development. The property is located in the CG (General Commercial) Zoning District.
Design Review approval is required for the following reasons:
- Constructing a building that would be taller than 60 feet in height. (21A.26.070.F)
Planned Development approval is required for the following zoning modifications:
- Encroachment of balconies into required front and rear yards. (21A.26.070.D)
- Lobby canopy encroachment into required front yard. (21A.26.070.D.1)
- Transformer box located in front yard area, closer than one foot to the front property line and without required screen. (21A.40.160.C.1b)

Unico Design Review - Salt Lake City received a request from Norah Potter with Lake Union Partners, representing the property owner, for a Design Review. The requested application is to facilitate a redevelopment on the subject site. The proposed redevelopment would facilitate mixed-use structure, with retail on the ground floor and residential on the upper floors. The proposed redevelopment would exceed the height allowed by right in the D-1 (Central Business District) zoning district for a mid-block building. The requested building height is approximately 129'. The Unico project is located on three separate parcels encompassing approximately 203, 250 East 200 South and 175 South 200 East

Sixth South Life Sciences Building - The proposed development is for a new mixed-use building (Life Sciences Building) with bio-medical, retail, and office. The building is proposed at 12 floors and approximately 174 feet tall (203 feet at the tallest point). Retail and lobby space will be provided on the ground level. The top six floors will include the lab and office space with the lower six floors designated for above-grade parking.
Mid-block buildings over 100' are required to go through Design Review. The applicant is also requesting Design Review to modify the maximum setback requirement along 600 South. The maximum setback is 5 feet; however, due to the Rocky Mountain Power high-volage powerlines along 600 South, the applicant is requesting a setback of 10 feet.

1018 E 900 S - Zoning Map Amendment - Salt Lake City has received the following zoning map amendment application for the property located at 1018 E 900 S by the property owners, Evan and Tina Jenkins.
The applicant is requesting to amend the zoning map from the current zoning of RMF-35, Moderate Density Multi Family Residential, to RMF-30, Low Density Multi Family Residential. Weigand Center Addition - Conditional Use - Salt Lake City has received a request from Knit Studios, representing the property owner, for Conditional Use approval for a remodel and addition to the building located at 235 S Rio Grande St in the D-3 Downtown Warehouse/Residential District. The site currently contains an existing homeless resource center, which will be renovated and expanded to accommodate new office and skills training space. The service and operation of the building will continue as it currently stands. The existing building is 10, 633 square feet, and the total addition is proposed to be 5,579 square feet. The property is required to go through a new conditional use approval because they are proposing to increase the size by more than 1,000 square feet.

Landscaping and Buffers Chapter Amendments - Salt Lake City's Planning Division is considering updates to the Landscaping Chapter in the Zoning Ordinance. The purpose of the Zoning Ordinance text amendment is to better address landscaping regulations as the effects of climate change are experienced through extreme drought conditions and changing weather patterns. The amendments are intended to better conform to City goals of reduction of water consumption, enhancement of the urban forest, and improvements to air quality and green infrastructure.
These updates are the result of the September 6th, 2022 City Council work session direction and initiates implementation of the Urban Forest Action Plan.

Sight Distance Triangle Zoning Amendment - Salt Lake City Planning Division is considering updates to the sight distance triangle regulations. This zoning amendment focuses on adding clarifying language to the current regulations and includes alleys and other structures in the definition of sight distance triangle.
Currently the zoning ordinance requires fences, walls and hedges be of limited height when located along the intersection of streets, the intersection of driveways and streets, and the intersection of driveways and sidewalks. The regulation of fences, walls, and hedges and the use of clear vision zone areas defined by sight distance triangles are intended to increase vehicular and pedestrian safety. Alleys that intersect sidewalks operate in a similar manner as driveways. Additionally, the code is silent about other structures, including buildings, that may encroach into the sight distance triangle. The Planning Division believes these zones should also be applied in the intersection of alleys and sidewalks and apply to other structures, including buildings.

Kum & Go Gas Station (Conditional Use) - Nathan Abbott, representing Galloway US, is requesting conditional use approval for a gas station that will be located at 2111 South 1300 East. The proposed project will consist of a 4,745 square foot convenience store located in the northwest corner of the property and three (two-sided) gas pumps located in the south area of the property. The subject property is approximately 0.83 acres combined (36,155 square feet) in size and is in the CB- Community Business Zoning District.
A 'gas station' use is a conditional use in the CB zone and therefore must be approved by the Planning Commission. All additional code requirements can be reviewed in Section 21A.40.200 of the Zoning Ordinance.
