PLANNING AND ZONING AGENDA CONTINUES:
1. Kody Winkel was present at Planning and Zoning meeting and stated some concerns about setbacks of shop buildings. He felt that the distance from a shop to property line should be the same as for a house, as it is intrusive for a shop building draining onto another person's property causing damage. It was stated that Gunnison buildings cannot drain more than 3' from any property line. A discussion ensued and everyone was in agreement that it should be looked into.
2. He also brought up water meters being installed to shop areas in which living areas are built, and then houses built on the same property. Whereas no one can have two septic tanks on one property as leach lines would interfere with each other. Why a property owner would be allowed to have two water lines to a property. He was very concerned about the town allowing living quarters being built in shops, before homes are built or just to be lived in. It was agreed that these two items should be placed on the agenda and addressed at the next meeting.
3. Brandon Goble was present to discuss his Conditional Use Permit and application. He explained that he would like to operate an automotive and farm equipment repair business on his property. He has an out building at the rear of his residence and would only be doing this on a part time basis, as he has a full time job. He had a sketch of the property to show the layout and handed in a check for the permit and application. Oil disposal and abandon cars were brought up by Bryan Brown and he stated that he would be disposing of oil in Richfield at a couple different businesses. And he would not have a reason to have vacated cars on his property. Susan Outzen mentioned the mitigation list and it was decided we could go over that at the next meeting. Mr. Goble mentioned that he would not be able to attend and so will attend by phone.
It was agreed that this should be placed on the agenda and addressed at the next meeting.
OTHER BUSINESS
Susan Outzen, who is over Planning and Zoning for the City Council wanted to talk to our new members and explain what we do as a group for the town. She told them that if you want to learn about a town it starts with the Planning and Zoning and the best way to do that is to attend the meetings. Also, that we do the ground work for the town council. Susan also invited everyone to attend a seminar that the State Legislators wants us all to attend, in Monroe on the 15th of March. Presented by Jones & DeMille Engineering.
Bryan Brown asked Cassie Bateman and Leanne Pope to add a paragraph to help with new water hookups. Leanne Pope suggested that they be given a letter that states there will only be a water hookup when there is evidence that a new home is being built.
Next meeting will be April 13, 2022.
